MHADA Nagpur Unveils Massive Housing Scheme, Offers 945 Flats in 'First-Come-First-Served' Drive

Nagpur, November 23, 2025: In a significant push to address the housing demand in the city, the Nagpur branch of the Maharashtra Housing and Area Development Authority (MHADA) has announced a major sale of 945 flats across various locations.
The scheme, advertised on Sunday, will be conducted entirely online on a first-come-first-served basis.

Scheme Details & Eligibility

The housing body has invited online applications under the provisions of the MHADA Act, 1976, and its associated rules. The 945 flats are spread across over 20 different housing projects in areas like Lokmanyanagar Metro Station, Shantinagar, Jaitala, and Mouza Bangara.

The properties range from compact 1-RK units to more spacious 2-BHK configurations, with carpet areas varying from approximately 29 sq. meters to over 104 sq. meters. The estimated selling price is between ₹5,00,000 and ₹64,55,000, making options available for a wide spectrum of homebuyers.

Reservation Quota

As per government norms, the flats are reserved for various categories:

  • Scheduled Caste (SC)

  • Scheduled Tribe (ST)

  • Vimukta Jati & Nomadic Tribes (VJNT)

  • General Pool

Who Can Apply?

Prospective applicants must meet the following key criteria:

  • Domicile: The applicant must have 15 years of continuous domicile in Maharashtra. This condition is waived for central government employees, defense personnel, and certain other central services.

  • Age: Must be at least 18 years old at the time of application.

  • Income: The combined annual family income of the applicant and spouse must fall within the specified limits for the category they are applying under (LIG: Up to ₹6 Lakh, MIG: ₹6-12 Lakh, HIG: ₹12 Lakh and above).

  • Existing Property: The applicant or their family should not already own a residential flat or plot in the municipal area in their name.

How to Apply

Interested homebuyers must submit their applications exclusively through the official portal: bookmyhome.mhada.gov.in. Paper applications sent via post will not be accepted.

The application must be accompanied by self-attested copies of required documents, including:

  • Proof of Identity and Address (Aadhaar, Voter ID, etc.)

  • Domicile Certificate (from Tahsildar)

  • Income Proof for the period of April 1, 2024, to March 31, 2025.

  • Caste Certificate (if applicable).

Important Conditions for Allottees

MHADA has clarified that allottees will be responsible for additional costs, including stamp duty, GST, local body taxes, and other government levies as applicable at the time of possession. The allottee will also have to install an electricity meter at their own cost.

"The number of flats and their carpet area is approximate and subject to change. The Chief Officer, Nagpur MHADA, reserves the right to accept or reject any application and even cancel the advertisement," stated the official notice, signed by Dr. Vijay Ingole, Chief Officer of Nagpur MHADA.
