MDA to E-Auction Group Housing, Commercial Plots in Shatabdi Nagar from Jan 6

The Meerut Development Authority (MDA) has announced a comprehensive e-auction for allotment of commercial-cum-group housing, group housing-cum-residential and group housing plots under its Shatabdi Nagar Scheme. The online auction process will begin on January 6, 2026, with bidding scheduled for January 17, 2026, officials said.

According to the notification, plots located in Sector-02, Sector-08 and Sector-10 of Shatabdi Nagar will be offered through the e-auction route on an Official Notification” basis. The entire process, including registration, payment of earnest money deposit (EMD) and bidding, will be conducted online via the authority’s website www.mdameerut.in and the designated portal https://mda.procure247.com/.

Auction schedule

  • Registration and EMD payment start: January 6, 2026 (10 am)

  • Registration and EMD payment end: January 15, 2026 (11.59 pm)

  • Auction start: January 17, 2026 (10 am)

  • Auction end: January 17, 2026 (5 pm)
    (An unlimited auto-extension of 15 minutes will apply if bidding continues)

Plots on offer

In Sector-02, MDA will auction two commercial-cum-group housing plots measuring 2,451.25 sq m and 3,057 sq m, with a reserve rate of ₹30,800 per sq m. The reserve values are ₹75.49 crore and ₹94.15 crore, respectively.

Sector-08 will see the largest offering, with 19 group housing-cum-residential plots ranging in size from 6,157 sq m to 17,601 sq m. Reserve rates vary between ₹24,255 and ₹25,872 per sq m, while reserve values range from around ₹159.29 crore to ₹447.24 crore, depending on plot size and location.

In Sector-10, one group housing plot measuring 8,500 sq m will be auctioned at a reserve rate of ₹23,100 per sq m, with a reserve value of ₹196.35 crore.

Eligibility and fees

Participation in the e-auction is open to Indian citizens above 18 years, as well as registered firms, companies, cooperative societies, trusts and consortiums. Interested bidders will have to purchase the tender document for ₹1,180 (₹1,000 plus 18% GST), payable online. The document fee is non-refundable.

The EMD amount, specified separately for each plot, must be paid only from the bidder’s own bank account. Bids submitted during the auction cannot be withdrawn or reduced.

Payment terms

After allotment, successful bidders will be required to deposit 25% of the total premium (after adjustment of EMD) within 30 days. The remaining 75% amount can be paid in six half-yearly instalments over three years, carrying 10% annual interest.

MDA has also offered incentives for early payment. Bidders opting for full and lump-sum payment will get:

  • 6% rebate if paid within 45 days

  • 5% rebate if paid within 60 days

  • 4% rebate if paid within 90 days

As per income tax rules, 1% TDS under Section 194-IA will be applicable on properties valued above ₹50 lakh.

Post-allotment conditions

Construction on the allotted plots will have to comply with the Meerut Master Plan, approved layout plans and prevailing building by-laws. Layout approval and sanction of building plans will be mandatory before starting construction. Possession of plots will be handed over after completion of the prescribed formalities.

Officials said that the Vice Chairman, MDA, reserves the right to accept or reject the highest bid without assigning any reason. In case of disputes, jurisdiction will lie with Meerut courts.

The authority added that the e-auction aims to promote transparent allotment of large housing and commercial parcels while boosting planned urban development in the city.
