The Lucknow Development Authority (LDA) is preparing to launch four major residential housing schemes in the city, marking one of the largest urban expansion plans in recent years. The proposed projects — Varun Vihar Residential Scheme, Namis Nagar Scheme, IT City Scheme, and Wellness City Scheme — are expected to come on the ground in 2026, with first-phase registrations likely to open around March–Navratri 2026.
According to officials, these four housing schemes will be developed over a combined area of more than 12,000 acres and are expected to cater to the housing needs of over two lakh residents. Land acquisition and preliminary development work for all projects are already underway.
The Varun Vihar Residential Scheme, proposed along the Agra Expressway, will be developed over approximately 6,580 acres, making it the largest residential scheme in Uttar Pradesh.
So far, more than 550 bighas of land have been registered in 2025, with compensation worth crores of rupees already disbursed to farmers.
The project will consist of 25 sectors, around 15,000 residential plots, and a 300-acre logistics park. Officials believe the area will emerge as a major commercial and logistics hub between Delhi and Lucknow, creating significant employment opportunities.
The Namis Nagar Housing Scheme, proposed on Sitapur Road near Bakshi Ka Talab, will be developed over 1,084 hectares. The estimated cost of developing this project is around ₹4,785 crore.
Planned on smart-city lines, the scheme will feature wide roads, schools, hospitals, and solid waste management systems, aiming to accommodate a large urban population.
The Wellness City Scheme, planned along Sultanpur Road, will cover about 1,197 acres. The project is being developed through a land pooling model and is expected to transform the area into a major medical and wellness hub of North India.
A key highlight of the project is the proposed relocation of the Aminabad medicine market to Wellness City, which is expected to significantly reduce traffic congestion in central Lucknow. The scheme will include super-specialty hospitals, medical colleges, Vipassana centres, nearly 3,000 residential plots, and a network of 60-metre-wide roads.
The IT City Housing Scheme, also being developed through land pooling, will span approximately 2,858 acres. The project will be divided into 10 sectors, with a proposed 445-acre industrial hub, residential plots, a 200-acre golf city, water bodies, and eco-friendly infrastructure.
Grid road construction for IT City is targeted to begin in early 2026, officials said.
LDA sources indicate that the first phase registration for Varun Vihar, Namis Nagar, and IT City schemes could open during March–Navratri 2026, subject to final approvals. Wellness City registration is expected to follow in subsequent phases.
Urban planners believe these projects will give Lucknow the shape of a new mini-city, boosting planned urban development, infrastructure, and employment while transforming the capital into a modern, hi-tech city.
The Lucknow Development Authority (LDA) has begun groundwork on its most ambitious residential township, Varun Vihar Awas Yojna, to be developed between the Agra Expressway and the Kisan Path. The project is set to become Uttar Pradesh's largest-ever residential scheme, covering an expansive 6,580 acres.
On Monday, LDA officials launched an acquisition drive in Dona and Tej Krishna Kheda villages, securing nearly 105 bigha of land. The authority has fast-tracked the process of marking and taking possession of agricultural land across multiple villages in Sadar Tehsil and Sarojini Nagar Tehsil.
Land from the following villages has been earmarked for the township:
Bhalia, Adampur Indra, Bahru, Jaliyamau, Madarpur, Ibrahimganj, Naktaura, Gehlwara, Tej Krishna Kheda, Revri, Sakra, and Dona.
According to LDA Vice Chairman Prathamesh Kumar, Varun Vihar will be the first and largest residential township in the state.
