Lucknow Development Authority (LDA) is set to bring a major relief for Economically Weaker Section (EWS) and Low Income Group (LIG) families in the city. After several years of housing projects largely focused on middle- and high-income groups, LDA is now planning affordable housing schemes aimed at low-income residents who have long dreamed of owning a home in Lucknow.
In a recent board meeting, LDA approved the Detailed Project Reports (DPRs) for seven new housing projects. As per housing department norms, 20% of land in every new township or housing project is reserved for EWS and LIG categories. Under this provision, around 3,000 affordable flats are proposed to be constructed in these projects.
According to preliminary information, the price of these flats is expected to range between ₹8 lakh and ₹12 lakh, making them accessible to economically weaker families. The flats will be developed with all basic amenities, including electricity, water supply, parks, community centres, and other essential infrastructure.
LDA Vice Chairman Prathamesh Kumar stated that these housing projects will be located in Gomti Nagar Extension, Sultanpur Road, Kanpur Road, Raebareli Road, and other developing areas of Lucknow. The flat sizes are likely to range from 320 sq ft to 520 sq ft.
Eligibility criteria:
EWS category: Annual income up to ₹3 lakh
LIG category: Annual income between ₹3 lakh and ₹6 lakh
The authority will soon upload complete details regarding flat sizes, prices, locations, and registration dates on the official LDA website and at its offices. Interested applicants are advised to keep essential documents such as income certificate, caste certificate (if applicable), and Aadhaar card ready, as registration may open at any time.
This proposed scheme is being seen as a significant step toward fulfilling the long-standing dream of affordable home ownership for EWS and LIG families in Lucknow, the capital of Uttar Pradesh. Further updates regarding registration will be shared as soon as they are officially announced.
Lucknow: In a major boost to housing development in the city, the Lucknow Development Authority (LDA) approved seven new residential township projects during its 186th Board Meeting, held on Friday under the chairmanship of Divisional Commissioner Vijay Vishwas Pant.
According to LDA Vice Chairman Prathamesh Kumar, these projects fall under the Uttar Pradesh Township Policy 2023 and are located in Sarojini Nagar Tehsil and Mohanlalganj Tehsil. Licenses have been issued to seven private developers, including:

All developers have already acquired ownership of over 60% of the project land, and their land-use proposals were found compliant with standards after scrutiny by the committee. The Detailed Project Reports (DPRs) for all seven townships have now received formal approval.
One of the most significant decisions taken in the board meeting was the revision of the layout plan of the Sharda Nagar Housing Scheme. The revised plan now includes the construction of approximately 1,100 flats for the Economically Weaker Section (EWS).
Earlier, LDA had developed 72 EWS flats under the Sardar Vallabhbhai Patel Housing Scheme on land freed from illegal occupation linked to mafia Mukhtar Ansari. Following the Chief Minister’s directive, the Sharda Nagar expansion has now been redesigned to accommodate large-scale affordable housing.
The board also approved a major relief decision for buyers. Around 436 unsold flats lying vacant across various LDA schemes will now be sold under the “First Come, First Serve” policy at existing old rates.
Importantly, these prices have been frozen until December 2026, allowing buyers to purchase flats at current rates without future price hikes.
LDA is also launching a 43.05-acre Group Housing Project in Sector-7, Gomti Nagar Extension, near the Police Headquarters. This land was earlier under illegal occupation and was recently reclaimed during a land audit.

All allocations under these projects will be done through lottery. Registration for these schemes is expected to open in 2026.

Land for connectivity roads and Sewage Treatment Plants (STP) will be acquired through official procedures.
Approval given for map revisions in Sharda Nagar Extension (Raebareli Road), Viraj Khand-1, and Basant Kunj Sector-J, where multi-storey housing projects will now be developed.
With approval for seven new private townships, four mega LDA housing projects, over 1,100 new EWS flats, and price freezing of 436 unsold flats, Lucknow is set to witness a major real estate and infrastructure boom. These projects are expected to boost investment, employment, healthcare, education, and urban expansion in the city.
