Lucknow IT City Project: LDA allots 549 plots to farmers under land pooling scheme, lottery held at Indira Gandhi Pratishthan

Lucknow is set to witness a major transformation in its urban landscape as the Lucknow Development Authority (LDA) moves ahead with its ambitious IT City project along Sultanpur Road. In the first phase of the project, the authority has allotted 549 developed residential plots to farmers and landowners through a lottery system under its land pooling policy.
The draw was conducted on Monday at the Mars auditorium of Indira Gandhi Pratishthan, with priority given to farmers who completed the land pooling process before January 31, 2026.
Unlike the traditional land acquisition model, the LDA has adopted a consent-based land pooling policy for the IT City development. Under this model, farmers voluntarily contribute their land for development and receive 25% of the developed land back as residential plots.
Officials say the model allows landowners to benefit from the sharp increase in value that comes after infrastructure development such as roads, drainage, electricity, and water supply.
If a landowner receives a plot larger than the 25% entitlement, they will have to pay for the additional area at rates determined by the authority.
The plots allotted in the first phase are located in Sectors 15, 16, 17, 18 and 30 of the IT City township. They are available in six size categories:

Allotments were made based on the land contributed by farmers, while the exact sector and plot size were determined through the lottery system.
According to LDA officials, around 336 farmers and landowners are expected to benefit from the first phase of allotment.
The IT City project is being developed across approximately 2,600 to 3,500 acres along Sultanpur Road in Lucknow. The area is strategically connected to major road networks including Kisan Path, improving access to the airport and other parts of the city.
LDA Vice Chairman Prathamesh Kumar said the project is a major step towards transforming Lucknow into a modern technology and innovation hub.
For now, the allotment is limited to farmers participating in the land pooling scheme. After completion of this phase, the LDA plans to open registrations for the general public, allowing homebuyers to purchase plots in the IT City township.
Real estate experts believe that the Sultanpur Road corridor could emerge as Lucknow’s next major residential and IT hub, similar to the rapid development seen in Gomti Nagar in recent years.

Plot allotment will follow an approved procedure, and where required, allocation may be done through a lottery system.
The proposed IT City is planned as a modern urban ecosystem. It is expected to include IT and technology offices, commercial business spaces, residential zones, internal road networks, and essential civic infrastructure.
The goal is to create an integrated township that supports business growth while also offering residential and lifestyle facilities.
After the formal launch on 28 February 2026, LDA is expected to release a detailed layout plan and master map. Farmers will be invited to select their allotted plots as per the approved process.
Following this, infrastructure work such as roads and utilities will begin in phases. IT companies and private investors will also be encouraged to establish offices in the new development zone.
To ensure smooth access, the project area will be connected through major road networks and expressway links. Authorities are planning improved highway connectivity and expansion of public transport services.
There is also potential for future metro connectivity, depending on long-term urban planning decisions. Strong connectivity is expected to support both residential demand and commercial growth.
The IT City announcement is likely to influence Lucknow’s property market. Large-scale employment hubs typically increase demand for housing and commercial properties in nearby areas.
Flats and residential plots around the project zone may see rising interest. Commercial spaces for offices, retail shops, and services could also witness increased demand as the project progresses.
Many participating farmers have responded positively to the land pooling approach since they will receive developed plots within the same project area. This ensures they remain stakeholders in the city’s long-term growth.
However, stakeholders are closely watching how smoothly documentation, infrastructure development, and allotment processes are handled. Timely execution will be crucial for the project’s success.
If implemented effectively, the IT City project could significantly reshape Lucknow’s urban expansion over the next decade. With modern infrastructure, business opportunities, and residential growth, it has the potential to become one of the city’s most important development corridors.
