LDA Approves 1,100 High-Tech Flats, Shop Sale Reforms and EV Infrastructure in Lucknow

The Lucknow Development Authority (LDA) has announced a series of transformative projects to boost housing, business opportunities, and urban infrastructure across the city. Key decisions were finalized during the 185th board meeting chaired by Divisional Commissioner Roshan Jacob, where 62 proposals were approved to speed up planned development.

Modern Group Housing Projects at Four Prime Locations

LDA will construct over 1,100 premium group housing flats at four major sites—Gomti Nagar, Gomti Nagar Extension, Aishbagh, and Basantkunj—all on LDA-owned land.

  • Viraj Khand, Gomti Nagar – 4.5 acres

  • Sector-4, Gomti Nagar Extension (near Rapti Apartment) – 3.5 acres

  • Mill Road, Aishbagh – 4.63 acres

  • Sector-J, Basantkunj (near Rashtra Prerna Sthal) – 3.7 acres

These residential complexes will feature 2 BHK (with study), 3 BHK, and 3 BHK (with study) apartments with modern amenities such as swimming pools, gyms, yoga centres, clubhouses, landscaped gardens, and children’s play areas.

Affordable Housing for Economically Weaker Sections

Under the Prasun Vihar Scheme at Devpur Para, registrations will soon open for 1,832 affordable flats currently under construction. The project includes 1 BHK and 2 BHK units with lifts, power backup, firefighting systems, and enhanced external development. These homes are designed to provide quality living at low cost for thousands of families.

Shop Ownership Made Easier – No More E-Auctions

In a major policy shift, LDA has removed the e-auction model for selling shops, halls, and stores in its commercial complexes. Spaces will now be available at fixed prices on a first-come, first-served basis, making it easier for small traders, entrepreneurs, and startups to purchase business premises without facing high auction bids.

Support for Electric Mobility

To encourage sustainable transportation, LDA has allotted 1,000 sq. m of land near the PM Housing Colony in Basant Kunj for an electric auto and rickshaw charging station. The site will be leased to City Transport Services Ltd for five years at a nominal rate of ₹1 per year.

Rehabilitation and Vertical Growth Initiatives

  • 42 families displaced from Nandakheda Tulsi Complex will receive permanent homes under the Pradhan Mantri Awas Yojana (PMAY).

  • The newly approved Building Bylaws and Zoning Regulation 2025 will facilitate vertical development in Lucknow, allowing residential construction on narrower roads (less than 9 m wide) under certain conditions.

Settlement of Nehru Enclave Land Dispute

A long-standing dispute between the LDA and the Army regarding 61 acres of Nehru Enclave land is nearing resolution. Under the agreement, the Army will retain 61 acres while vacating 57 acres for LDA’s urban development plans.

The board also cleared land acquisition for a dam between the Gomti River and Pipraghat Shaheed Path as part of the Green Corridor Project.

Airport Area Expansion and Green Corridor Funding

LDA approved the layout of 110 acres for airport-related development under a concession agreement with Adani Lucknow International Airport Ltd and AAI.

To fund the proposed Green Corridor between Pukka Pul and Daliganj, Shaheed Path and Kisan Path have been declared special amenities zones. A small increase in building map approval fees will contribute to this project.

Two Mega Township Projects

LDA has sanctioned two large residential townships:

  • Varun Vihar (Agra Expressway) – 2,664 hectares, land acquisition cost ₹7,472 crore.

  • Naimish Nagar (Sitapur-Raitha Road) – 1,084 hectares, cost ₹4,785 crore.

An SOP has been finalized for land acquisition through mutual agreements with local villagers.

Plans for a Modern Bus Terminal in Charbagh

A proposal will be sent to the state government to construct a state-of-the-art bus terminal in Charbagh under the PPP model. To support this, the master plan road will be widened to 30 metres on land currently held by UP Road Transport Corporation.
