WARANGAL: In a major opportunity for homebuyers and real estate investors, the Kakatiya Urban Development Authority (KUDA) has announced a public auction of prime commercial plots, residential plots and residential flats across key locations in Hanumakonda, O'City and Uni City. The auction notification has been officially released by KUDA, inviting interested buyers to participate in the sale of valuable properties situated in rapidly developing areas of the Warangal region.
The auction includes 7 prime commercial plots in Hanumakonda, 45 residential plots and 6 commercial plots in O'City, 40 residential plots in Uni City, and 3 residential flats in KUDA Apartments. Officials said the auction presents a significant investment opportunity for individuals looking to purchase residential or commercial properties in strategically located urban areas.
One of the key highlights of the auction is the sale of seven premium commercial plots located in Survey No. 1066/5, adjacent to the Balasamudram Sub-Station, along a 50-foot-wide road and close to the New Bus Station in Hanumakonda.
According to the notification, these plots occupy a prime commercial zone and are expected to attract strong interest from investors and business owners.

KUDA has also announced the auction of three residential flats located in KUDA Apartments near Ambedkar Bhavan, Hanumakonda.

Warangal: Kuda’s ₹100 Crore Land Auction Drive to Boost Urban Development
The Kakatiya Urban Development Authority (Kuda) is gearing up to auction a prime 2.5-acre (12,900 sq. yd.) land parcel in Balasamudram, located at the heart of Hanamkonda city, on November 3, 2025. The initiative aims to generate up to ₹100 crore to finance crucial infrastructure and urban development projects across the Greater Warangal Tri-City region.
Situated near the Hanamkonda bus stand, the Balasamudram plot is a premium commercial site suitable for shopping complexes, hospitals, corporate offices, and IT establishments. Given the high real estate demand in the area, the market value exceeds ₹1 lakh per sq. yd., while Kuda has set the minimum bid price at ₹65,000 per sq. yd. The auction is expected to fetch between ₹85 crore and ₹100 crore, according to officials.
The public auction will be held at Kuda’s office in Hanamkonda, marking one of the authority’s most significant fundraising initiatives in recent years. The sale follows Kuda’s earlier successful projects like O City (Warangal), MAA City (Madipally), and Uni City (Unikicherla). Additionally, Kuda plans to launch new auction phases for these ventures under upcoming housing and commercial schemes.
Speaking to the media, Kuda Chairman Enagala Venkatram Reddy emphasized that the auction is intended to mobilize internal funds to accelerate pending urban projects. “With the Telangana government’s vision to develop Warangal as the state’s second capital, we are focusing on self-financing models to sustain city growth without depending solely on government grants,” he said.
The funds raised will be directed toward major civic projects, including the Inner Ring Road, Kakatiya Musical Garden, Warangal Bus Terminal, Rampur Oxygen Park, and Devunoor Eco Park.
While some political groups have criticized the move to auction government land, Kuda maintains that the sale is essential to continue Warangal’s rapid infrastructure expansion and maintain project momentum.
