The Karnataka Housing Board (KHB) is gearing up to launch a modern duplex housing scheme in Bengaluru, marking a strategic push to meet growing urban housing demand. With initial development planned across prime localities such as Suryanagar, Kengeri, and Yelahanka, this initiative aims to make spacious 3BHK duplex homes accessible to aspiring homeowners.
Though over 1,000 plots have been sanctioned for development under this scheme, KHB will first roll out 100 pilot duplex units to gauge buyer interest and gather feedback before scaling operations.
All housing units under this project will be 3BHK configurations, catering to nuclear and mid-sized families looking for a balance of comfort, privacy, and functionality in Bengaluru’s expanding suburban corridors.
One of the most attractive aspects of this project is its price stability. Unlike private developments where prices fluctuate with market conditions, KHB has locked the prices at the time of announcement—ensuring fairness and shielding buyers from inflationary surprises.

However, current DQ eligibility rules require applicants to be state or national awardees with exceptional academic or leadership credentials—a clause the board now finds too restrictive. KHB plans to consult with the Karnataka State Cabinet to relax these criteria, making the DQ more inclusive.
KHB recently uncovered a case of fraudulent site allotment in Yelahanka. The accused—a retired KHB official, Asghar Ali, and two private individuals, Govindaiah and Harini—allegedly forged documents to secure ownership of Site No. 271A (corner site measuring 50.5x80 ft) in Sector X.
The deception came to light in 2018 when the parties applied for an e-Khata. A detailed verification revealed that the site was still registered in KHB's name. Immediate action followed:
A criminal case was filed
The fraudulent documents were cancelled
Ali was suspended and later retired
KHB initiated the process to reclaim the property
Though a court stay order is in effect, KHB plans to auction the site once legal hurdles are cleared.
Importantly, an investigation by the Lokayukta police confirmed that no wrongdoing occurred at the KHB New Town office in Yelahanka, clearing the department’s name.
