The Karnataka Housing Board (KHB) has issued E-Auction Notification No. 27 dated 16/02/2026, inviting online bids for vacant corner and intermediate residential plots, commercial shops, and bachelor quarters developed across multiple districts in Karnataka.

The properties will be auctioned strictly on an “As Is Where Is” basis through the Karnataka Public Procurement Portal.

Plot Categories & Pricing Structure

Plots and properties are categorized under:

  • EWS (Economically Weaker Section)

  • LIG (Low Income Group)

  • MIG / MIG-I / MIG-II (Middle Income Group)

  • HIG / HIG-I / HIG-II (High Income Group)

  • SRHS / SIHS (Special Residential Housing Schemes)

Minimum Bid Increment:

  • ₹300 per sq.m for corner/intermediate plots

  • ₹600 per sq.m for commercial plots

  • ₹5,000 multiples for flats/houses

Earnest Money Deposit (EMD):

  • Generally ₹50,000 per property (as specified in listing)

Eligibility Criteria

  • Must be Indian citizen and 18 years or above

  • Registered companies, partnership firms, trusts eligible

  • NRIs allowed (with self-attested declaration & Embassy certification post-auction)

  • Joint registration allowed (Primary Applicant remains unchanged)

Payment Terms

    • If 25% exceeds ₹1 crore, payment allowed within 10 days

  • Remaining 75% to be paid within 60 days of confirmation letter.

Failure to comply results in cancellation and forfeiture of paid amount.

  • KHB reserves the right to accept/reject bids without assigning reasons.

  • Auction period may be extended by 5 minutes (Delta Time) in last-minute bids.

The Karnataka Housing Board (KHB) has issued a public notification inviting online applications for the allotment of 154 residential properties, including flats, houses, and residential sites, in Kalaburagi district. The allotment will be carried out through an e-lottery system, as per the notification dated 03 February 2026.

The housing projects are located at Green Park Residential Complex, Shekhroza Layout, Kalaburagi city, and a developed residential layout at Aland village.

  • Joint registration allowed only with 18+ family members (relationship proof required).

  • NRIs must upload a self-declaration, and later provide an Embassy-certified document.

  • Payment of EMD must be done online via KPPP Portal.

  • Only authorized company representatives can bid on behalf of companies.

General Conditions

  1. All properties are offered on an “AS IS WHERE IS” basis.

  2. Interested bidders must personally inspect the property before bidding. KHB will not make any modifications after the auction.

    • Commercial plots: ₹600 per sq.m.

    • Houses/Flats: ₹5,000 per increment

    • Single-bid auctions may be cancelled.

  8. Payment terms (for successful bidder):

    • Within 72 hours of auction closing → Pay 25% of total amount (including EMD).

    • If bid amount > ₹1 crore → 10 days allowed for payment.

  9. Remaining 75% must be paid within 60 days of confirmation letter.

  10. Failed bidders will receive EMD refund within 30 days.

  11. If a bid is placed in the last moments, the auction automatically extends by 5 minutes.

  12. KHB reserves the right to cancel/withdraw any property without prior notice. Only EMD will be refunded in such cases.

  13. TDS @ 1% (under Sec. 194IA) is applicable for property value above ₹50 lakhs.
