Karnataka Housing Board Plans 772-Acre Project in Devanahalli

The Karnataka Housing Board (KHB) is preparing to launch a large-scale housing initiative spanning 772 acres near the Information Technology Investment Region (ITIR) in Devanahalli. The project is aimed at meeting the rising demand for residential plots and affordable housing in the area, driven by rapid urbanisation and industrial activity.

KHB officials stated that the scheme will prioritise affordable homes for economically weaker sections, while also including infrastructure facilities such as roads, water supply, and sanitation. A notification regarding land acquisition is expected soon.

Housing commissioner Dayananda K.A. explained that the project would follow a “50-50 model”, where landowners will be given 50% of the developed land instead of financial compensation. However, concerns remain as the state government recently cancelled the acquisition of over 1,700 acres in the region due to strong opposition from farmers worried about losing fertile land.

Local residents say the location — along the Satellite Town Ring Road linking Devanahalli and Doddaballapur — has become a real estate hotspot. The presence of the ITIR, industrial development by KIADB, and Foxconn’s 300-acre iPhone manufacturing facility have fuelled demand. Land values, which were around ₹1,500 per sq. ft. before Foxconn’s entry, have now surged to nearly ₹6,000.

While some residents welcome KHB’s plan as a chance for low-income families to own homes, others fear it may adversely impact farmers whose agricultural land is under acquisition.
