Kalaburagi Urban Development Authority (KUDA) 70 developed sites eAuction

The Kalaburagi Urban Development Authority (KUDA) has officially announced an e-auction for the sale of commercial, corner, and residential (intermediate) sites in the well-developed Atal Bihari Vajpayee Layout, located in Kalaburagi city.

The online auction will be conducted through the Karnataka Government’s e-Procurement Portal, offering buyers and investors a transparent opportunity to purchase premium plots in a prime urban location.

Important Dates for KUDA E-Auction

  • EMD & Processing Fee Payment:
    February 7, 2026 to February 17, 2026 (till 5:30 PM)

  • Online Bidding Period:
    February 18, 2026 to February 19, 2026 (till 5:30 PM)

  • Auto Extension Rule:
    A 5-minute “Delta Time” extension applies if bids are placed near closing time.

Types of Plots Available

KUDA is auctioning a total of 70 developed sites, categorized as follows:

Commercial Sites

  • Rate: ₹27,500 per sq. meter

  • Larger plot sizes

  • Upset prices range approximately between ₹1.15 Crore to ₹1.68 Crore

  • Suitable for shops, commercial complexes, and business establishments

Corner Sites

  • Rate: ₹22,500 per sq. meter

  • Highly preferred due to dual-road access

  • Plot sizes vary

  • Upset prices range approximately from ₹16 lakh to ₹85 lakh

Intermediate (Residential) Sites

  • Rate: ₹18,750 per sq. meter

  • Common sizes: 54 sq.m, 108 sq.m, 216 sq.m

  • Upset prices range from ₹10.12 lakh to ₹40.50 lakh

  • Ideal for house construction

Earnest Money Deposit (EMD)

  • Sites below 55 sq.m: ₹50,000

  • Sites above 55 sq.m: ₹1,00,000

  • Minimum bid increment: ₹20,000

EMD and processing fees must be paid online via ICICI Bank through the e-Procurement portal.

How to Participate in KUDA E-Auction

Interested bidders must register and participate through the official Karnataka Public Procurement Portal:

All layout maps, site numbers, measurements, corrigendum, and updates will be published only on the portal.

Payment Terms for Successful Bidders

  • 25% of the bid amount (excluding EMD) must be paid within 72 hours of bid confirmation.

  • Balance 75% must be paid within 45 days (interest-free).

  • Delay up to 90 days attracts 18% interest.

  • Further 30 days attracts 21% interest.

  • Failure to pay within the stipulated period will lead to cancellation and forfeiture of 25% amount.

Payments are to be made through SBI Collect / RTGS as specified in the notification.

Key Auction Conditions

  • Only Indian citizens are eligible.

  • Minimum two bidders required per site.

  • Single bid will be rejected.

  • Sites are sold on “As Is Where Is” basis.

  • Subdivision of allotted site is not permitted.

  • Jurisdiction: Kalaburagi Court.

  • KUDA reserves the right to accept or reject any bid.
