Kalaburagi Urban Development Authority E-Auction 2026: 32 Commercial, Corner and Residential Plots on Sale

Kalaburagi: The Kalaburagi Urban Development Authority (KUDA) has invited online bids for the e-auction of 32 commercial, corner and individual residential plots developed at the Atal Bihari Vajpayee Housing Layout in Kalaburagi, Karnataka.

The e-auction notice was issued on September 16, 2026 , under Notification No. NaPraKa/Niveshanagala E-Auction/3/2025-26 . Interested bidders can pay the applicable processing fee and Earnest Money Deposit (EMD) from September 21 to September 30, 2026, up to 5:30 PM .

The actual online bidding will be conducted from October 5 to October 6, 2026, up to 5:30 PM , with a five-minute delta-time extension for bids received near the closing time.

The plots include two commercial plots, seven corner plots and 23 individual plots , with sizes ranging from 54 sq m to 600 sq m . The minimum prices fixed by the authority range from Rs 10.125 lakh to Rs 1.65 crore .

The KUDA auction comprises 32 plots . The two commercial plots have areas of 600 sq m and 516 sq m , while the corner and individual plots range from 54 sq m to 552 sq m .

Kalaburagi E-Auction EMD and Bid Increment

For participating in the Kalaburagi Urban Development Authority e-auction , bidders must pay the prescribed EMD through the e-procurement system.

The notice specifies the following EMD amounts:

• Plots up to 54 sq m: Rs 50,000
• Plots above 55 sq m: Rs 1,00,000
• Minimum bid increment: Rs 20,000

The applicable e-procurement processing fee and bank service charges have to be borne by the bidder.

How to Participate in Kalaburagi Plot E-Auction

The auction process is conducted through the Karnataka Public Procurement Portal (KPPP) .

Applicants have to visit kppp.karnataka.gov.in and select Department: Kalaburagi Urban Development Authority to view the auction details, terms and conditions and prescribed application forms.

The applicant must provide a photograph and specimen signature along with an attested identity/address proof. The notice lists documents such as:

The documents must be attested by a Gazetted Officer or Notary . NRI applicants are required to submit documents attested by the concerned Embassy.

Payment Rules for Successful Bidders

The highest bidder must first verify through the e-portal that the bid has been accepted.

After acceptance of the bid, the successful bidder has to pay 25% of the bid amount , after adjusting the applicable EMD of Rs 50,000 or Rs 1 lakh , within 72 hours , excluding holidays.

The payment receipt must subsequently be submitted to the Kalaburagi Urban Development Authority.

A separate Rs 100 fee for NOC is also specified in the notice.

The authority has stated that the 25% payment can be made through the specified SBI Collect facility under Schemes and Infrastructure Development Fund 4 . The payment receipt must be submitted to the authority.

If the successful bidder fails to pay the required 25% amount within the prescribed period, the plot allotment will be cancelled and the EMD will be forfeited .

Remaining 75% Payment and Registration

Successful bidders have to pay the 25% and remaining 75% amounts through RTGS to the designated SBI collection account.

While making the RTGS payment, bidders must mention:

• Bidder's name
• Plot number
• Name of the layout

The balance amount has to be paid within the period specified by the authority.

According to the auction conditions, the buyer gets 45 days without interest , followed by an additional payment period carrying the specified interest rates. The notice provides for 18% interest for the subsequent 90-day period and 21% interest for a further 30-day period .

After completing payment, the successful bidder must complete registration within 45 days at their own expense .

Failure to pay the balance amount within the prescribed period can result in cancellation of the allotment and forfeiture of the advance deposit and 25% payment .

Plots Will Be Sold on As-Is Basis

The plots will be auctioned as they exist at the site . The successful bidder will not be permitted to sub-divide the auctioned plot .

The authority has also specified that bank service charges and e-procurement processing fees will be borne by bidders. These charges will not be refunded if the auction is stopped or cancelled because of technical problems.

The authority will not be responsible for failure of the e-procurement software or server.

KUDA's Right to Accept or Reject Bids

The Kalaburagi Urban Development Authority reserves the right to accept or reject the highest bid in accordance with the applicable Kalaburagi Urban Development Authority Plot Allotment Rules, 1991 .

The auction will be conducted according to the relevant Karnataka Urban Development Department circular and the Karnataka Urban Development Authorities Disposal of Corner and Commercial Sites Rules, 1991 .

Any modification, correction, corrigendum or extension relating to the auction will be published on the official procurement portal.

Five-Minute Delta-Time Extension

The auction has a five-minute delta-time extension mechanism.

For example, if the scheduled closing time is 5:30 PM and a bid is received during the final minutes, the bidding period can be extended by five minutes. If another bidder places a bid during the extended period, another five-minute extension can be triggered.

This process continues according to the e-auction system's delta-time rules.
