Jodhpur:
The Jodhpur Development Authority (JDA) has announced an extensive e-auction programme for residential, farmhouse and commercial plots across multiple schemes in the city and its outskirts, scheduled to run from February to April 2026.
According to the auction schedule, bidding and EMD deposits will begin on February 25, 2026 (11 am), with different lots closing on staggered dates between March 9 and April 22, 2026. The auction will be conducted online, allowing bidders to participate remotely.

Getting Started: The Online Process & Essential Fees
The entire auction process is seamlessly conducted online via the urban services module of the SSO portal. To participate, bidders must deposit an Earnest Money Deposit (EMD) equivalent to 2% of the plot's bid start price. This EMD is refundable if you're not the successful bidder, or it can be adjusted against the premium for winning bids.
For those eyeing the tranquil Farm House plots in the Ujaliya Scheme, a separate, non-refundable online application fee of Rs. 1000/- will be charged for each plot.
Securing Your Dream Plot: Payment Milestones
The JDA has a structured payment plan for successful bidders:
Initial Deposit (15%): The highest bidder is required to deposit 15% of their winning bid within 3 working days from the date of auction approval. Failure to meet this deadline will result in the forfeiture of the EMD and automatic cancellation of the auction for that plot.
Second Installment (35%): A further 35% of the bid amount must be deposited within 120 days from the auction date. Should you miss this window, you have an additional 60 days (or an extended period as per provisions) to deposit the amount, but be prepared to pay a 15% interest on the outstanding sum from the original auction date.
Final Payment (50%): The remaining 50% of the bid amount is due within 180 days from the date of the auction. Similar to the second installment, a grace period of 90 days is available after the initial 180 days, subject to a 15% interest charge on the balance from the auction date.
Rebates and Penalties:
Early Bird Advantage: Deposit the full bid amount within 15 days of receiving the demand note, and you'll receive a 1% rebate on your total bid amount.
Strict Forfeiture Policy: It's crucial to adhere to the payment schedule. Any failure to deposit the required amounts within the stipulated time will lead to the forfeiture of all previously deposited amounts and the automatic cancellation of the land auction.
Important Considerations for Bidders:
PAN Card Mandatory: A copy of your PAN card must be submitted as part of the bidding process.
Bidding Increments: Bids will be accepted in multiples of Rs. 100/- per square meter.
Additional Charges: Urban Assessment, BSUP (shelter) fund charges, and other charges will be payable as per prevailing norms.
"As Is, Where Is" Basis: All properties are being sold on an "as is where is" basis. Bidders are strongly advised to visit the plot site before participating in the auction to verify actual site conditions and area. Plot areas are subject to increase or decrease as per actual site conditions.
JDA Commissioner's Discretion: The Jodhpur Development Authority Commissioner reserves the absolute right to accept or reject any highest bid, and this decision will be final and binding.
Online EMD and Dues: All EMD and other payable dues must be processed exclusively through the online mode available on the portal.
TDS Compliance: For plots valued at Rs. 50 lacs or more, the transferee (purchaser) is responsible for depositing TDS as per Income Tax proviso 194-IA norms.
Final Authority: The terms and conditions provided online, along with any orders or instructions issued by the state government from time to time, will be final and binding for plots purchased through this e-auction.
Auto Extension: To ensure fair bidding, the bid closing time features an auto-extension of 5 minutes, which can occur an unlimited number of times.
Specified End Use: The permissible end-use for each plot is strictly as specified in column no. 02 of the auction list.
