JDA’s Govind Vihar Housing Scheme

The Jaipur Development Authority (JDA) is steadily advancing development work under the Govind Vihar Awas Yojana, one of its key residential projects launched in 2024–25. Located near Khathipura Railway Station and within Ring Road, this project has emerged as a prime location under the upcoming Jaipur Heritage City zone.

Prime Location and High Demand

Situated just 1.5 km from Khathipura station and around 6–7 km from Jagatpura, Govind Vihar Awas Yojana was developed under JDA Zone 10 in Govindpura Ropada Heritage City. When the scheme opened for applications, JDA received over 80,000 applications for just 202 plots, reflecting strong public interest.

Plots were reserved across various categories — EWS, LIG, MIG-B, and HIG — with the following distribution:

  • EWS (Economically Weaker Section): 34 plots (up to 45 sq. m.)

  • LIG (Lower Income Group): 55 plots (46–75 sq. m.)

  • MIG-B (Middle Income Group): 48 plots (121–220 sq. m.)

  • HIG (High Income Group): 65 plots (above 220 sq. m.)

The reserve price at launch was ₹18,000 per sq. meter, but market rates in the surrounding area have now surged to ₹40,000 per sq. meter and above, indicating a sharp rise in property value.

Development Status: Roads, Demarcation, and Utilities

Initially, the area had uneven terrain with deep pits and natural drainage channels due to the river flow. However, JDA has since undertaken significant groundwork — filling low-lying areas, leveling plots, and carrying out road and plot demarcation.

The site now features 160-feet and 60-feet-wide roads, with ongoing development of boundary walls and internal roads. Commercial plots have also been marked, which JDA plans to auction through e-auctions in the coming months.

At present, road construction and civil work are in progress, and possession letters (kabja patra) are yet to be issued to allottees. JDA officials have confirmed that water lines, sewerage systems, and electricity installations are part of the ongoing second-phase development.

Connectivity Boost: Major Roads Underway

Govind Vihar is set to benefit from major upcoming infrastructure projects:

  • A 200-feet-wide road connecting Khathipura Railway Station to Ring Road is under construction.

  • The Goner Road project (300 feet wide) linking Khanebanda to Goner is also progressing, expected to enhance connectivity significantly.
    Once these roads are completed, the area is likely to witness a surge in real estate demand and prices.

Market Impact and Future Growth

Experts note that JDA’s Govind Vihar project is part of the larger Jaipur Heritage City master plan, aimed at creating a modern, well-connected urban hub. With nearby private colonies already commanding ₹30,000–₹40,000 per sq. meter, Govind Vihar’s government-approved plots remain comparatively affordable.

The scheme’s strategic location, wide roads, and planned commercial zones are expected to transform it into one of Jaipur’s most sought-after residential neighborhoods in the coming years.

What’s Next

JDA has given a four-year timeframe to complete the full development of Govind Vihar Awas Yojana, including:

  • Installation of streetlights and drainage systems

  • Completion of asphalt roads (black-topping)

  • Water supply and sewerage line connections
    Once these works are completed, plot possession will be granted, and construction of houses is expected to begin rapidly.
