Jalandhar Improvement Trust to Auction 183 Residential and Commercial Properties Online from Feb 23

The Jalandhar Improvement Trust (JIT) has announced a mega e-auction of 183 residential and commercial properties across multiple development schemes in the city, including Surya Enclave, Maharaja Ranjit Singh Avenue, Guru Gobind Singh Avenue and Surya Enclave Extension.

The online auction will be conducted on the Tenderwizard portal (www.tenderwizard.com/DLGP), in line with state government guidelines. Registration for bidders will open at 10 am on January 20, 2026, and close at 5 pm on February 20, 2026, along with submission of the earnest money deposit (EMD).

 Key E-Auction Dates

  • Bidder registration & EMD submission: Jan 20, 2026 (10 am) to Feb 20, 2026 (5 pm)

  • Online bidding starts: Feb 23, 2026 at 10 am

  • Online bidding closes: Feb 25, 2026 at 5 pm

  • Auto-extension rule: If a bid is placed in the last minute, the auction will extend by 10 minutes repeatedly until no further bids are received

 Properties on Offer

The e-auction includes a wide mix of assets such as:

  • Residential plots

  • Commercial plots

  • Shop sites

  • Shop-cum-office (SCO) sites

  • Built-up booths and stalls

  • Multiplex site

  • Petrol pump site

These properties are located in major JIT schemes including Surya Enclave (170 acres), Surya Enclave Extension (94.97 acres), Maharaja Ranjit Singh Avenue (70.5 acres), Guru Gobind Singh Avenue (94.5 acres) and other commercial complexes.

 Registration & Bidding Process

Bidders must create a login ID on the Tenderwizard portal and upload a Digital Signature Certificate (DSC) to participate. The earnest money deposit (EMD) must be paid online for each property before bidding, and acknowledgement uploaded on the portal to become eligible.

Unsuccessful bidders will receive an automatic refund of the EMD to their bank accounts.

 Payment Terms for Successful Bidders

  • 25% of the sale price (after adjusting 5% EMD), along with applicable cess and charges, must be paid within 45 days of allotment

  • The remaining 75% amount can be paid in three equal instalments at 45-day intervals with 9.5% annual simple interest

  • Buyers opting for lump-sum payment within the stipulated period will be eligible for a 5% rebate on the remaining 75% amount

  • Corner plots will attract a 10% premium on the reserve price

 Rules & Conditions

  • All properties are auctioned on an “as is where is” basis

  • A minimum of three bidders per property is required

  • Construction must begin within the stipulated time after allotment, as per building by-laws

  • Any corrigendum or updates will be uploaded only on the Tenderwizard portal

  • Legal jurisdiction for disputes will lie with Jalandhar courts
