Bhopal: Government-owned Housing and Urban Development Corporation Limited (HUDCO) has announced multiple e-auctions of mortgaged immovable properties in Madhya Pradesh under the provisions of the SARFAESI Act, 2002, offering investors and buyers an opportunity to bid for residential, commercial and land assets through an online auction process.
The public notices issued by HUDCO Regional Office, Bhopal, include a Khargone district property with a reserve price of ₹144.44 lakh and a large-scale commercial property in Jabalpur with a reserve price of ₹128.11 crore. The auctions will be conducted through the online portal of Banke Auctions on scheduled dates in June 2026.

The first auction relates to mortgaged land parcels situated at Bhikangaon on Khandwa-Baroda Highway in Khargone district, Madhya Pradesh. The assets belong to borrower M/s Balaji Constructions.

HUDCO said the outstanding dues in the account stood at approximately ₹197.68 lakh as on 28 February 2026, excluding future interest, penal interest and other charges.
In another major recovery action, HUDCO has put up a large commercial property located at Gwarighat, Polipathar, Jabalpur for auction.
The property belongs to borrower M/s Jabalpur Treasure Island Pvt. Ltd., formerly known as M/s Entertainment World Jabalpur Pvt. Ltd., along with guarantors including M/s Entertainment World Developers India Pvt. Ltd.

The corporation stated that the outstanding dues in the account have risen to approximately ₹514.31 crore as on 28 February 2026, along with applicable future interest and charges.
HUDCO clarified that all properties will be sold on an “As Is Where Is Basis” and “As Is What Is Basis”, including existing encumbrances, if any.

The notices issued by HUDCO are also being treated as 30-day statutory sale notices to borrowers and guarantors under Rule 8(6) of the Security Interest (Enforcement) Rules, 2002.
Officials stated that the e-auction initiative is aimed at recovery of long-pending dues while ensuring a transparent and competitive online bidding process for investors and property buyers.

Auction processing fee: ₹15,000/- + GST (per event/flat).
EMD is 10% of the Reserve Price, payable only via https://hudcoauction.enivida.com

Payment Terms for Successful Bidder:
20% of the bid amount (adjusting EMD) within 7 days.
Remaining 80% within 45 days of the auction.
Failure to pay will result in forfeiture of deposits.
EMD of unsuccessful bidders will be refunded within 45 days of sale confirmation.
Inspection of properties will be held on 07.10.2025 from 11:00 AM to 1:00 PM.
All transfer charges including stamp duty, registration, and preparation of sale deed are to be borne by the purchaser.
To the best knowledge of HUDCO, the properties are free of encumbrances, but bidders must make independent due diligence.
Bids without EMD or below Reserve Price will be rejected.
HUDCO reserves the right to cancel, postpone, accept, or reject any/all bids without assigning reasons.
