2. Create bidder account
3. Link DSC (Digital Signature Certificate)
4. Submit Demand Drafts (Fees + EMD)
5. Upload documents before deadline
6. Participate in live auction on 03 April

Bidding Rules

• Minimum bid increment: ₹20,000
• Auto-extension:
  • If bid placed in last 5 minutes → +10 minutes extension
• Highest bid subject to approval by Managing Director (HTC)

Payment Terms (After Winning)

Security Deposit

• 15% of bid amount (interest-free)

License Fee Payment

• 50% immediately after LOI
• 50% later (mid-term)

License Period Options

• 1 Year
• 3 Years

Important Conditions

• Shops allotted on “as-is-where-is” basis
• Subletting is not allowed
• Delay penalty:
  • 1% per day (first 15 days)
  • 2.5% per day (next 15 days)
• Non-payment → termination + forfeiture

Restrictions

The following are not allowed:

• Liquor shops
• Dhaba / Restaurant (in some locations)
• Hazardous/chemical businesses

Penalties & Risks

• EMD forfeited if bidder backs out
• Blacklisting for 2 years
• Unauthorized occupation:
  • ₹500/day + double rent penalty
