GIDC Announces E-Auction for Industrial & Commercial Plots in Palej Industrial Estate

Ankleshwar, Gujarat: The Gujarat Industrial Development Corporation (GIDC), a Government of Gujarat undertaking, has announced an e-auction for a range of industrial and commercial plots located in the Palej Industrial Estate in Bharuch district.

According to officials from the Ankleshwar Regional Office, the plots are being offered to encourage new industrial investments and expansion by entrepreneurs and industrialists. The auction will be conducted through the official (n)Procure e-auction portal.

Plots Available for Auction

A total of eight industrial and engineering plots, including ready-built industrial sheds, have been listed for the auction. The properties vary in size, base price and location coordinates. The auction for all plots will be held on November 28, 2025, in scheduled slots from 11:00 AM to 5:00 PM.

Plots include:

  • Engineering plots measuring between 513 sq.mt. and 1009 sq.mt.

  • Industrial sheds with built-up structures, with shed cost included in the pricing for Sr. No. 4 to 8

  • GPS coordinates provided for each plot for on-ground verification

GIDC clarified that all properties are being sold on an "Official Notification" basis. Any outstanding liabilities - such as electricity dues, stamp duty, GST, or other government charges - will have to be cleared by the successful bidder.

Registration, Documentation & EMD Payment

Interested applicants must register on http://e-auction.nprocure.com and complete the required steps, including:

  • Registration on the portal

  • Payment of EMD and admin charges (₹1180 per plot)

  • Uploading of all necessary documents

Only bidders who complete these steps within the deadline will be eligible to participate in the auction. Individual bids must be submitted separately for each plot.

The EMD amount displayed for commercial properties already includes GST. For commercial properties, 18% GST will be applicable on the final bid price in addition to other charges.

Auction Schedule & Flexibility

The auction process will follow the predefined time slots mentioned in the official notification. GIDC has also stated that it reserves the right to modify timelines or procedures. Any changes will be published on:

Important Notes for Bidders

Officials have advised bidders to verify property details thoroughly before placing bids. As per the guidelines:

  • GIDC will not be responsible for outstanding dues associated with the property

  • Bidders must conduct site visits and examine all details independently

  • Shed cost has been added to the base price wherever applicable

  • GIDC holds full rights to accept or reject any bid

  • Por Ramangamdi Industrial Estate

  • Vaghodia Industrial Estate

  • Dahod-II Industrial Estate

  • Halol-2 & Halol Maswad Industrial Estate

  • Savli Industrial Estate

  • Kalol (PMS) Industrial Estate

  • Makarpura Industrial Estate

  • Savli Bio Tech Industrial Estate (only for biotech industries)

Property Types:

  • Commercial Plots (some reserved for specific services like canteens, post offices, courier services, labs, banks, fuel pumps, etc.)

  • Industrial Plots

  • Industrial Sheds

Plot Sizes: From 184 sq. mtrs to over 50,000 sq. mtrs. Base Prices: Range from a few lakhs to over ₹29 crore (depending on size & location).

Financial Details

  • EMD (Earnest Money Deposit): 25% of base price (already includes 18% GST for commercial plots).

  • Admin Charges: ₹1,180 per plot (non-refundable).

  • GST: 18% extra on final bid price of commercial properties.

  • Additional Costs: Buyer must clear outstanding dues like electricity bills, stamp duty, etc.

Special Conditions

  • Some plots are reserved for "BSS" (Basic Support Services) like transport, banks, canteens, fuel pumps, etc.

  • Some plots have sheds or construction, and the cost is included in the base price.

  • Bio-Tech Industrial Estate plots (Sr. No. 43-46) are only for biotech-related industries with NOC from GSBTM.

  • Properties are sold strictly "as is where is"-inspect and verify before bidding.

  • GIDC can change procedures, timelines, or reject bids without obligation.

  3. Upload necessary documents (like ID, company details, etc.)

  4. Submit proposal before 2 September 2025.

  5. Participate in auction on the scheduled date & time for the plot.
