Dissémination of information regarding “DDA Towering Heights, Karkardooma Housing Scheme 2026” - Bulk Allotment of 2-BHK Flats for Government Institutions-reg.

The Delhi Development Authority (DDA) has launched the “DDA Towering Heights at East Delhi Hub, Karkardooma Housing Scheme 2026”, offering a total of 848 two-bedroom flats under the First Come First Serve (FCFS) category. The scheme includes 741 flats for individual buyers and 107 flats earmarked for bulk allotment to eligible government institutions.

The housing project is located in Karkardooma, East Delhi, within Delhi’s Transit Oriented Development (TOD) zone, and is positioned as one of DDA’s key residential offerings for 2026.

848 Flats Offered Under Two Categories

As per the official notification issued on January 3, 2026, DDA is offering 848 2BHK flats in total. Out of these, 741 flats are available for individual retail buyers, while 107 flats have been reserved for bulk allotment to government institutions.

The bulk allotment flats are located in RH-02 Block towers — Pir Panjal, Vindhya, Shivalik and Satpura.

741 Flats for Individual Buyers

Under the retail category, 741 flats are being offered through DDA’s online Awaas Portal. A one-time registration fee of ₹2,500 is applicable for new users, while applicants already registered on the portal are exempt from paying the fee again.

The booking amount for each flat has been fixed at ₹4 lakh. This amount is non-refundable but will be adjusted against the total disposal cost upon successful allotment.

DDA has clarified that there is no restriction on the number of flats an applicant can book under the retail category. Allotments will be made strictly on an FCFS basis, subject to eligibility conditions and acceptance of the scheme’s terms.

GST will be levied at the prevailing rate of 5 percent. The tentative disposal price does not include maintenance charges, GST, water connection charges or other applicable levies.

107 Flats Reserved for Government Institutions

In addition to individual buyers, DDA has earmarked 107 flats for bulk allotment to government institutions. An application will be treated as a bulk purchase if the requirement is for a minimum of 10 flats.

Eligible entities include Central and State Government Ministries and Departments, Government Universities, PSUs, Autonomous Bodies and Government Undertakings.

Interested institutions must submit applications, along with approval from the competent authority, to the Principal Commissioner (Housing), DDA, Vikas Sadan, New Delhi. Bulk allotments will also be processed on an FCFS basis, depending on the date and time of receipt of complete applications.

February 2026: MHA Issues Advisory on Bulk Allotment

In February 2026, the Ministry of Home Affairs issued an Office Memorandum directing its divisions and departments to widely publicise the bulk allotment component of the scheme among eligible institutions.

The memorandum reiterates that 107 flats are available exclusively for government institutions and confirms that applications will be processed on an FCFS basis. No changes have been made in pricing, flat count, eligibility conditions or possession timeline. The advisory is aimed at ensuring wider awareness among government bodies.

Pricing, Size and Project Features

The 2BHK flats are priced approximately between ₹1.79 crore and ₹2.32 crore, depending on size and tower location. The plinth area ranges from about 142 square metres to 187 square metres.

The housing complex includes lift facilities, dedicated parking, spacious balconies, landscaped green spaces and a community centre or clubhouse, making it suitable for both end-users and institutional housing needs.

Payment Structure and Possession Timeline

DDA has stated that the project is over 90 percent complete. Therefore, only 75 percent of the total disposal cost will be payable at the time of allotment. The Demand-cum-Allotment Letter (DAL) issued upon booking will reflect this 75 percent amount.

The remaining 25 percent will be payable once construction is fully completed and the flats are ready for possession, which is expected by July 2026.

Important Dates

The scheme was launched on January 3, 2026. The brochure and help desk became operational on January 8, 2026, and registration also started on the same day. Flat booking commenced on January 23, 2026, on the occasion of Basant Panchami. The scheme is scheduled to close on March 31, 2026, subject to availability of flats under the FCFS model.

Location Advantage

The Towering Heights project is situated at Karkardooma in East Delhi and falls under the city’s first Transit Oriented Development zone. The project has connectivity to Karkardooma Metro Station, Anand Vihar Railway Station, Karkardooma Railway Station and Anand Vihar ISBT. It also offers easy access to National Highway-9 and major city roads.

With established civic infrastructure, schools, hospitals and commercial facilities in the surrounding area, the project is expected to attract both individual homebuyers and government institutions seeking staff accommodation.
