Jan 23 2026

DDA to offer 691 additional EWS flats in Narela under Jan Sadharan Awaas Yojana

New Update:

The Delhi Development Authority (DDA) is set to start Phase-3 of the Jansadharan Awas Yojana 2025 from 27 January 2026, offering flats in multiple sectors of Narela. Bookings will open at 12:00 noon on the official DDA housing portal.

Under this phase, flats will be available in Narela Sector A1 to A4 (Pocket-3) and Narela Sector G7 and G8 (Pocket-11).

Loknayakpuram Location to Be Added

According to sources, DDA is also planning to add Loknayakpuram as a new location under Phase-3. An official circular regarding this addition is expected by 30 January 2026.

84 EWS Flats to Be Reintroduced

At Loknayakpuram, DDA is likely to reintroduce 84 EWS flats. These flats were earlier allotted but later surrendered due to non-payment within the stipulated 90-day period.

Loknayakpuram has a total of 224 EWS flats, which were first launched under the DDA Diwali Special Housing Scheme 2023. Over time, a significant number of allottees failed to complete payments, leading to repeated surrenders.

Earlier:

  • 108 EWS flats were surrendered and later offered under Jansadharan Awas Yojana Phase-1 in September, where they were sold immediately.

  • Out of those, 84 allottees again defaulted on payments, resulting in the flats being brought back into the system.

15% Discount Likely on Loknayakpuram Flats

To improve occupancy and ensure proper maintenance of the housing complex, DDA is expected to offer a 15% discount on these Loknayakpuram EWS flats.

With nearly 192 out of 224 EWS flats having faced surrender at different stages, DDA aims to attract serious end-users and stabilize the residential society.

This scheme provides a valuable opportunity for middle- and lower-income groups to secure affordable housing under a transparent government initiative in Delhi.

Key Doubts & Clarifications

  1. Who can apply?

    • Anyone from any state in India (not limited to Delhi residents).

    • PAN card is mandatory.

  2. Income/EWS Criteria

    • EWS = Family Income up to ₹10 lakh/year (self + spouse combined).

    • Income certificate required later (at document upload stage).

    • Some states (e.g., Rajasthan) don't issue income certificates → EWS certificate acceptable.

  3. Registration Fee (₹2,500):

    • Non-refundable (if you don't get a flat, you lose this amount).

  4. Booking Payment:

    • Must be made from applicant's or close family's account (self/spouse/parents).

    • If flat not allotted and money deducted, refund will be processed.

    • If allotment confirmed and then you back out → money forfeited (no refund).

  5. Reservation/Quota:

    • No caste-based or community-based reservation.

    • Special facility for differently-abled (PWD): Pay in installments (up to 15 years, 25% initially).

  6. Lock-in Period:

    • 5 years (cannot sell before 5 years as per DDA rules).

    • However, some people still transfer via GPA, but officially 5-year lock-in applies.

  7. Loan Facility:

    • Flats are freehold properties → Banks provide loans up to 90%, depending on CIBIL score & income.

  8. Flat Visit:

    • Yes, you can (and should) visit flats before booking.

  9. Income Certificate State Requirement:

    • Certificate must be from the same state as your Aadhaar address (not Delhi if you live outside).

  10. Priority of Flats (as per speaker's suggestion):

    • First choice: 19B

    • Second: Dwarka Sector 14

    • Third: Loknayakpuram

    • Fourth: Narela

    • Then others.

In short:

  • Register with PAN → Pay ₹2,500 (non-refundable) → Select flat → Pay booking → Get Demand Letter → Complete payment → Upload documents → Possession.
