DDA Launches Phase II of Jan Sadharan Awaas Yojana 2025: 1,537 New Affordable Flats Across Delhi
New Delhi, October 23, 2025: The Delhi Development Authority (DDA) has announced the launch of Phase II of the Jan Sadharan Awaas Yojana, 2025, aimed at expanding affordable housing opportunities for the Economically Weaker Sections (EWS) and Lower Income Group (LIG) categories. The new phase introduces 1,537 additional flats located across key areas of Delhi, following the overwhelming success of Phase I, where all 1,167 flats were booked on the very first day of opening in September 2025.

Under Phase II, DDA will offer flats in the following locations:
Narela, Sector G6-G7, Pocket 11 - EWS flats near the proposed Rithala-Narela-Kundli Metro Corridor
Rohini, Sectors 34 and 35 - LIG flats near Urban Extension Road-II
Ramgarh Colony - LIG flats near Jahangir Puri Metro Station
Shivaji Marg, Moti Nagar - EWS flats near Basaidarapur and Moti Nagar Metro Stations
Booking opens: November 7, 2025 (Friday) at 12:00 Noon

Under this initiative, a total of 1172 flats in the EWS (Economically Weaker Section) and Janta categories will be offered on a first-come-first-serve (FCFS) basis across different localities of Delhi.

No restriction on owning property in Delhi.
For EWS flats, family income (applicant + spouse) should not exceed ₹10 lakh per annum.

Booking confirmation and demand-cum-allotment letter issued within 24 hours.
The flat price must be paid within 60 days of allotment.
Divyang applicants get an option of hire-purchase (25% upfront, balance in EMIs over 15 years @10% simple interest).
Delay up to 30 days allowed with 10% interest, and up to 90 days with 14% penal interest (subject to conditions).
Non-payment within the given period leads to automatic cancellation and forfeiture of booking amount.

First choice: 19B
Second: Dwarka Sector 14
Third: Loknayakpuram
Fourth: Narela
Then others.
