The Delhi Development Authority (DDA) is set to start Phase-3 of the Jansadharan Awas Yojana 2025 from 27 January 2026, offering flats in multiple sectors of Narela. Bookings will open at 12:00 noon on the official DDA housing portal.
Under this phase, flats will be available in Narela Sector A1 to A4 (Pocket-3) and Narela Sector G7 and G8 (Pocket-11).
According to sources, DDA is also planning to add Loknayakpuram as a new location under Phase-3. An official circular regarding this addition is expected by 30 January 2026.
At Loknayakpuram, DDA is likely to reintroduce 84 EWS flats. These flats were earlier allotted but later surrendered due to non-payment within the stipulated 90-day period.
Loknayakpuram has a total of 224 EWS flats, which were first launched under the DDA Diwali Special Housing Scheme 2023. Over time, a significant number of allottees failed to complete payments, leading to repeated surrenders.
Earlier:
108 EWS flats were surrendered and later offered under Jansadharan Awas Yojana Phase-1 in September, where they were sold immediately.
Out of those, 84 allottees again defaulted on payments, resulting in the flats being brought back into the system.
To improve occupancy and ensure proper maintenance of the housing complex, DDA is expected to offer a 15% discount on these Loknayakpuram EWS flats.
With nearly 192 out of 224 EWS flats having faced surrender at different stages, DDA aims to attract serious end-users and stabilize the residential society.

New Delhi: Sub: Issuance of Demand Letters – Phase III of DDA JAN SADHARAN AWAS YOJANA 2025. The Delhi Development Authority (DDA) launched Phase III of Jan Sadharan Awas Yojana, 2025 and offered 679 flats with the objective of further expanding the availability of affordable housing units across multiple locations in Delhi, to meet the growing demand and to ensure wider accessibility for eligible beneficiaries. All the offered 679 flats have been booked on the first day of booking itself. Accordingly, Demand-cum-Allotment Letters (DALs) in respect of the 679 booked flats have been generated and issued to the successful applicants on 19.01.2026. As per DALs, the demanded amounts have to be paid by the allotees within 02 months of issuance of DAL i.e. on or before 21.03.2026 without any charge of interest. Further, one month time i.e. till 20.04.2026 would be available for making good the full payment with charging of interest @10%. In order to avoid paying interest on the demanded amount, all the allottees are hereby advised to make payment before the prescribed time limit as mentioned in their respective DALS and enable DDA for timely issuance of possession letters on completion of all codal formalities.
The Delhi Development Authority (DDA) has announced the offering of 691 additional Economically Weaker Section (EWS) flats in Narela under the DDA Jan Sadharan Awaas Yojana 2025 (Phase III) following an overwhelming public response to the housing scheme.
According to an official circular issued on January 18, 2026, all 679 EWS flats originally offered under Phase III were booked on the first day itself, reflecting strong demand for affordable housing in the national capital.
In view of the sustained demand, DDA has decided to place an additional 307 EWS flats at Pocket XI, Sector G7/G8, Narela, and 384 EWS flats at Pocket 3, Sector A1–A4, Narela, under the ongoing scheme. The authority said the list of additional flats has been annexed to enable interested buyers to inspect the housing pockets before exercising their preference.
The booking for the additional flats will commence from January 27, 2026, at 12 noon, DDA officials said, adding that all other terms and conditions of the scheme will remain unchanged and will be governed by the original circulars, subsequent communications and the scheme brochure.
As per the details shared by DDA, the EWS flats at Pocket XI, Sector G7/G8 have an approximate plinth area ranging from 34.76 sqm to 35.08 sqm, with tentative prices between ₹12.74 lakh and ₹12.86 lakh. After applying a 25% discount, the discounted price is expected to range between ₹9.56 lakh and ₹9.64 lakh.
The EWS flats at Pocket 3, Sector A1–A4 have a larger plinth area of around 61.32 sqm to 61.80 sqm, with tentative prices ranging from ₹30.72 lakh to ₹30.96 lakh. After the applicable 25% discount, the expected price range comes down to ₹23.04 lakh to ₹23.22 lakh.
Officials clarified that the final disposal price would depend on the actual plinth area of the individual flat. The tentative prices do not include water connection charges or maintenance costs, which will be specified in the demand letter.
To facilitate inspection, DDA has designated engineers at both locations to assist prospective buyers. Interested applicants have been advised to visit the housing pockets before making their selections.
The circular, issued with the approval of the Vice-Chairman, DDA, has also been uploaded on the DDA website and the Awaas Portal for public access.

The Delhi Development Authority (DDA) has announced the launch of Phase III of the Jan Sadharan Awaas Yojana, offering 684 EWS and Janta category flats on a first come, first serve (FCFS) basis, officials said.
According to DDA, the flats will be available at multiple locations across the city, including Narela, Rohini and Dwarka. The scheme aims to provide affordable housing to economically weaker sections and lower-income groups in Delhi.
Under the scheme, EWS flats are priced from ₹10.52 lakh, while Janta flats start at ₹13.99 lakh. The EWS flats are located in Narela Sector G-7/G-8 (Pocket 11) and Narela Sector A1–A4 (Pocket 1A). Janta flats are being offered in Rohini Sector 4, Dwarka Sector 16B, and Nasirpur in Dwarka.
Registration for the scheme will open on December 30, 2025, at 12 noon, while online booking will begin from January 15, 2026, at 12 noon, DDA officials said.
Applicants can register and book flats through the DDA’s official e-services portal at eservices.dda.org.in. Allocation of flats will be done strictly on an FCFS basis, subject to availability.
Officials said the move is expected to boost affordable housing supply and provide home ownership opportunities to eligible families in the national capital.
