The Chikkamagaluru Urban Development Authority (CUDA) has announced an e-auction for residential plots in the Hiremagalur Residential Layout located in Chikkamagaluru. The auction will be conducted online through the official Karnataka government procurement portal, providing an opportunity for individuals and investors to purchase residential sites in a well-developed area.
According to the official notification, 11 residential plots are being offered through the e-auction process. Interested bidders can participate by registering on the government’s e-procurement platform and submitting the required Earnest Money Deposit (EMD).
The layout is situated in the locality of Hiremagalur, a growing residential area known for its proximity to the city center and improving infrastructure.
The auction includes two different plot sizes:
Large Residential Sites: 18 meters × 12 meters (216 sq.m.)
Small Residential Sites: 6 meters × 9 meters (54 sq.m.)
The base prices and upset prices vary depending on the size of the plots.
Three residential plots fall under this category, each measuring 18m × 12m. These plots have a base price of approximately ₹77.85 lakh and an upset price of ₹81.34 lakh.
Eight smaller plots measuring 6m × 9m are also available. These sites have a base price of around ₹19.46 lakh and an upset price of about ₹20.33 lakh.
These plots are located within the planned Hiremagalur residential layout with road access and defined site boundaries.
The authority has announced the following key dates for the e-auction process:
Auction notification release: March 13, 2026
Last date to express interest / registration: March 30, 2026 (5:30 PM)
Live e-auction date: April 1, 2026
Auction timing: 11:00 AM to 5:00 PM
Interested bidders must complete the registration process and submit the required documents before the deadline.
Participants must deposit an Earnest Money Deposit (EMD) of ₹50,000 per plot to participate in the e-auction.
The minimum bid increment has been fixed at ₹10,000 during the auction process.
The EMD payment must be made online through the e-procurement portal using the available payment methods.
The highest bidder must follow the payment schedule specified by the authority:
25% of the bid amount must be paid within 72 hours after the auction is confirmed (excluding the EMD amount).
The remaining balance must be paid within 45 days from the date of confirmation.
Payments can be made via RTGS or NEFT to the designated bank account of the authority.
Failure to comply with the payment timeline may result in cancellation of the allotment and forfeiture of the EMD.

The notification (No. CMUDA/ABVP/Mule Niveshana/E-Auction/03/2025-26) was released on 09.02.2026, inviting eligible bidders to participate through the Karnataka Government’s e-procurement portal.

The auction will be conducted entirely online through the Karnataka Public Procurement Portal (KPPP).
A 5-minute auto time extension (Delta Time) will apply if bids are placed near closing time.

Minimum Bid Increment: ₹10,000
EMD must be paid through the prescribed online mode.
Unsuccessful bidders will receive a refund of EMD through the portal. The successful bidder’s EMD will be adjusted against the final payable amount.
The notification specifies strict payment timelines:
25% of the bid amount must be paid as initial deposit.
The remaining balance must be paid within 45 days.
A further extension of 90 days may be granted with 18% interest.
An additional 30 days may be allowed at 21% interest, subject to approval.
Failure to pay within the stipulated period may result in cancellation and forfeiture of deposit.
