Chandigarh Housing Board's Sector 54 Residential Push

After a prolonged period of dormancy, the Chandigarh Housing Board (CHB) is reawakening with renewed focus on addressing the city's growing housing needs. With the long-delayed Sector 53 project nearing its official launch, CHB is now turning its attention to an entirely new housing scheme in Sector 54.


Sector 54: A New Residential Chapter

CHB has been allotted approximately 32 acres of land in Sector 54, earmarked for a fresh residential project aimed at the general public. During a recent land review meeting chaired by the UT Administrator, the Sector 54 parcel received the green signal for development.

  • Current Land Status:

    • CHB currently has possession of 14 acres

    • Remaining 18 acres to be handed over by the Estate Office and UT Engineering Department

As per initial feasibility assessments, the site has potential for constructing around 1,700 residential flats, with planning expected to be finalized within four to six months.


Sector 53 Housing Scheme: A Long Journey Nearing Launch

Originally proposed in 2018, the Sector 53 housing scheme has faced repeated delays due to lukewarm demand, rising collector rates, and administrative hesitations. However, the scheme was revived in 2023 and a fresh demand survey was conducted in 2025, indicating renewed public interest.

  • Previous Plan: 492 flats, including 100 one-room units

  • Revised Plan (2025): 372 flats

    • 192 three-bedroom flats

    • 100 two-bedroom flats

    • 80 EWS (Economically Weaker Section) two-bedroom flats

  • Decision on one-room units is still pending and may be considered in later phases.

Notably, the earnest money deposited by applicants in earlier surveys has been refunded, and fresh applications will be invited once final approvals are in place.


CHB's Other Major Land Holdings

Apart from Sectors 53 and 54, CHB holds several strategic land parcels:

  • Vikas Marg Corridor: Nearly 100 acres

  • IT Park, Chandigarh: Over 100 acres, with two housing projects previously planned but stalled due to lack of clearance from the National Board for Wildlife (NBWL)

CHB remains the largest developer of government-backed housing in the city, and these new project revivals signal a potentially active period ahead for Chandigarh's real estate sector.

  • Launch of Sector 53 project soon, with fresh applications to be opened

  • Detailed planning and announcements for Sector 54 within 4-6 months

  • New layouts, categories, and pricing to be disclosed upon final approvals
