Chandigarh Housing Board to Develop 400 Flats in Manimajra

After a long gap, a major housing project is set to take shape in the City Beautiful. The Chandigarh Housing Board (CHB) has announced plans to develop over 400 residential flats in Manimajra, offering new homeownership opportunities to city residents.

Project Highlights

  • Location: Manimajra, on 7.7 acres of land owned by the Municipal Corporation.

  • Approval: The project has received clearance from the Environment Department.

  • Green Zone: Around 4 acres will be developed as green belts, parks, and playgrounds to ensure a healthy living environment.

Strategic Location

The site is situated in Pocket No. 6, behind Hotel Solitaire. On one side, it connects to Panchkula, while on the other, it links to the Mauli Jagran road. The Chandigarh-Kalka road and Housing Board Chowk are in close proximity. In total, the area covers around 33.55 acres of prime land at the tri-junction of Chandigarh, Panchkula, and Mauli Jagran.

Residential Plan

  • The 7.7-acre project will be divided into five residential sites.

  • Three plots measure 1.22 acres each, one plot is 2.1 acres, and another is 1.94 acres.

  • Maximum building height: 74 feet.

  • Floor Area Ratio (FAR): 2, allowing stilt parking plus five floors.

  • Over 400 flats are expected to be constructed.

Financials

  • Reserve Price: ₹794 crore.

  • Expected Auction Value: Over ₹1,000 crore.

Current Status

This initiative is still in the planning stage, with details emerging through initial reports. No official notification has been issued yet. Once the scheme is formally announced, application guidelines and allotment procedures will be released by the Chandigarh Housing Board.
