In a significant move to meet the city's growing real estate demand, the Bangalore Development Authority (BDA) has announced a massive e-auction of 164 prime residential and commercial plots. The online bidding process is set to commence on October 8, 2025, offering a golden opportunity for homebuyers and investors to secure property in established and developing layouts.
The auction, governed by the BDA's Disposal of Corner, Intermediate and Commercial Sites Rules, 1984, will see plots sold on an "AS IS WHERE IS" basis. Prospective bidders must express their interest to participate by October 24, 2025, up to 5:00 PM IST.
To ensure a smooth bidding experience, the BDA has divided the auction into three phases based on plot serial numbers:
Phase 1 (Plots 1-55): Live Bidding starts October 27, 2025, at 11:00 AM. Bidding closes on October 28, 2025, at 5:00 PM.
Phase 2 (Plots 56-110): Live Bidding starts October 28, 2025, at 11:00 AM. Bidding closes on October 29, 2025, at 5:00 PM.
Phase 3 (Plots 111-164): Live Bidding starts October 29, 2025, at 11:00 AM. Bidding closes on October 30, 2025, at 5:00 PM.

A delta time of 5 minutes will be applied at the close of each phase to allow for last-minute bids.
The 164 sites on offer are spread across highly sought-after and developing areas of Bengaluru, catering to a wide range of budgets and preferences. The initial bid prices start from as low as ₹60,000 per square meter.
Key Layouts and Highlights:
Arkavathy Layout: A major chunk of the plots are located in various blocks of Arkavathy Layout (Jakkur, Sampigehalli, Thanisandra), with prices ranging from ₹60,000 to ₹82,500 per sq.mtr.
Anjanapura Township: Offers several plots, with initial prices around ₹69,300 - ₹90,000 per sq.mtr.
Banashankari 6th Stage: Features plots in blocks like Hemmigepura, Sompura, and Ganakallu, with prices from ₹63,000 to ₹88,500 per sq.mtr.
Premium Listings: High-value plots are available in layouts like Sir M. Vishweshwaraiah Layout (₹1,31,500/sq.mtr), BTM 4th Stage (₹1,71,500/sq.mtr), and J.P. Nagar 9th Phase (up to ₹1,72,000/sq.mtr).
The plots vary significantly in size and dimensions, from compact 30.60 sq. meter sites to large commercial-sized plots exceeding 500 sq. meters.

Valid address proof (Voter ID, Driving License, Passport, Aadhaar) attested by a gazetted officer or notary is mandatory.
PAN card upload on the e-Auction portal is compulsory.
Photo identity and signature must be uploaded in the prescribed format.
EMD Amount: Rs. 4.00 lakh per site, along with the e-Auction fee. A 5% service charge on EMD applies if remitted directly to BDA’s account.
Joint registration is allowed only with close blood relations.
Minors or persons without computer knowledge can participate through guardians.
Partnership firms registered in India are eligible to participate.
Successful bidders must remit 25% of the total cost (after adjusting EMD) within the stipulated period, followed by the balance 75% within 45 days of receiving the allotment letter.
Refunds for unsuccessful bidders’ EMD will be processed within 30 working days.
Any discrepancy in site dimensions will be adjusted financially by BDA without interest.
BDA reserves the right to accept or reject any bid without assigning reasons.
Bidders are advised to physically verify the site location and road access before bidding.
Only bids exceeding 10% of the base price will be accepted.

The Bangalore Development Authority (BDA), Bengaluru, is conducting an e-Auction of residential and commercial corner/intermediate sites. These sites will be sold on an “AS IS WHERE IS” basis under the BDA’s Disposal Rules, 1984.
According to officials, this phase features a large number of sites spread across prominent BDA layouts. Notably, Arakawati accounts for nearly 47 sites, making it one of the major contributors in the auction.
