The Bangalore Development Authority (BDA) has announced that an e-auction of residential sites, along with commercial bulk land parcels, will be conducted across South, North, West and East Zones of Bengaluru in March 2026. The auction will be held on an “As Is Where Is” basis as per the applicable BDA rules.
The e-auction process commenced on 02 March 2026, and interested bidders can express participation until 13 March 2026 (5:00 PM IST). Live bidding will begin on 16 March 2026 at 11:00 AM IST and will close on 17 March 2026 up to 5:00 PM with a 5-minute auto-extension (delta time). The minimum bid increment is ₹1,000 per sq. mtr.
Residential and commercial sites are located in key layouts including JP Nagar 8th Stage and 9th Phase, Banashankari 3rd Stage, Anjanapura 9th Block Extension, BTM 4th Stage, RMV 2nd Stage, Arkavathy Layout, Jnanabharathi and Kondadaspura. Commercial bulk land parcels in Kondadaspura are offered at a base price of ₹50,000 per sq. mtr., while premium North Zone layouts such as RMV 2nd Stage have higher base rates.
The Earnest Money Deposit (EMD) is ₹1 crore for most sites, while CS-1A at Kondadaspura requires ₹2 crore. Successful bidders must pay 25% of the total bid amount (after adjusting EMD) upon confirmation and the remaining 75% within 45 days from the allotment letter. A minimum of two bidders is required, with at least a 10% increase over the base price for the auction to be valid. Single bids will be rejected.
Only Indian citizens are eligible to participate, PAN upload on the e-auction portal is mandatory, and bidders are advised to physically inspect the sites before bidding. BDA has reserved the right to accept or reject any bid without assigning reasons.

The Bangalore Development Authority has announced an e-auction for 125 residential and commercial corner/intermediate sites across multiple layouts in Bengaluru. The auction will be conducted online through the Karnataka Public Procurement Portal.
The sites will be sold on an “As Is Where Is” basis as per the BDA Disposal of Corner Sites, Intermediate Sites and Other Auctionable Sites Rules, 1984.

Participants must pay:
₹4,00,000 per site as EMD.
If a bidder does not win, the EMD will be refunded without interest.
25% of the bid amount must be paid within 72 hours after receiving the auction advice letter.
The remaining 75% must be paid within 45 days after allotment.
If the payment deadline is missed, EMD will be forfeited.
Minimum two bidders are required for a site.
Bidders should inspect the site physically before bidding.
Sites will not be cancelled or substituted after auction.
For properties above ₹50 lakh, 1% TDS must be paid as per the Income Tax Act.
