Bengaluru: The Bangalore Development Authority (BDA) has announced an e-auction of 100 premium corner sites in Nadaprabhu Kempegowda Layout NPKL as part of its Independence Day initiative.
The auction covers sites spread across multiple blocks and villages in the NPKL layout, including Bheemanakuppe, Kannalli, K-Krishnasagara, Kommaghatta, Sulikere, Kenchanapura and Ramasandra .
The notification is dated August 14, 2026 , and provides details of the 100 sites, their dimensions and total areas. The BDA has also directed prospective bidders to physically inspect the properties and verify their locations before participating.
The complete site list contains properties ranging from 43.65 sq m to 414.90 sq m , based on the areas specified in the auction document.
The auction will be conducted in two phases , covering 50 sites in each phase.

According to the BDA's general terms and conditions, bidders must deposit an EMD of ₹4 lakh per site , along with the applicable e-auction fee through the e-procurement portal.
The BDA has stated that a 5% service charge on the EMD will be deducted at the time of refund if the amount is remitted directly to the BDA account instead of through the e-auction portal.
Unsuccessful bidders' ₹4 lakh EMD will be returned to their accounts without interest , within a reasonable period.

The PAN card is compulsory for participation. Bidders must also upload their signature and photo identity documents in the prescribed format.
Registered bidders must provide accurate email, mobile and landline contact details . The name registered in the e-procurement system will be considered final, and the site cannot subsequently be transferred to another name.
BDA allows auction purchasers who want joint registration to upload the details of eligible family members during the e-auction process.
The notification permits joint registration with blood relations, including the spouse, sons or unmarried daughters . Relevant government ID proof and relationship details must be submitted with the application.
Successful bidders will receive an e-mail advice letter requiring payment of 25% of the total cost after deduction of the ₹4 lakh EMD .
The BDA terms state that the remaining 75% amount must be paid within 45 days of receiving the allotment letter .
Importantly, the notification also states that the 25% payment must be made within the prescribed period. If the successful bidder fails to remit the required amount within the stipulated time, the ₹4 lakh EMD can be forfeited .
BDA has specified that the bid amount must exceed the base price by 10% .
The notification gives an example where a site with a base price of ₹45,000 per sq m would require a bid above ₹49,500 per sq m; a bid exactly at ₹49,500 would be rejected under the stated rule.
There must also be a minimum of two bidders for each site . A single-bidder auction will be rejected.
The document separately states an initial bid price of ₹60,000 per sq m ; bidders should therefore verify the applicable base/initial price for the specific site in the official auction documents before bidding.
BDA has advised bidders to physically inspect the auction sites before bidding , including checking the location and road width.
The sites will be allotted in their existing condition and will not be cancelled or substituted after allotment. Bidders are also required to verify the properties using the Geo Maps and Geo Tags available on the BDA portal.
