BDA Launches Mega E-auction of Residential, Commercial Sites across Bengaluru

The Bangalore Development Authority (BDA) has commenced a major online e-auction of residential and commercial sites across several prime layouts in Bengaluru, offering buyers an opportunity to acquire plots in some of the city’s most sought-after localities.

According to the notification, the e-auction is being conducted under the BDA Disposal of Corner Sites, Intermediate Sites and Other Auctionable Sites Rules, 1984, and all sites will be sold on an Official Notification basis. The auction includes corner, intermediate and commercial sites located in layouts such as RMV 2nd Stage, Sir M. Visvesvaraya Layout, Arkavathy Layout, Banashankari 6th Stage, BSK 6th Stage, JP Nagar 8th Phase and Kumaraswamy 2nd Stage, among others.

The authority has fixed February 13, 2026 (5 pm) as the last date for submitting expressions of interest. Live bidding for sites numbered 1 to 42 will begin on February 16, 2026, while bidding for sites numbered 43 to 83 will commence on February 17, 2026. Each auction session will follow a five-minute delta time rule.

Bidders must deposit an Earnest Money Deposit (EMD) of ₹4 lakh per site, and the minimum bid increment has been fixed at ₹5,000 per square metre. As per the rules, the highest bidder must remit 25% of the bid amount within 72 hours, failing which the EMD will be forfeited. The remaining amount must be paid within the stipulated period prescribed by BDA.

Only individuals are eligible to participate in the auction, with each bidder allowed to bid for one site only. Joint bids and unregistered partnerships are not permitted. Minors may participate only through their legal guardians. PAN card submission is mandatory.

Interested bidders can register and participate through the official portal bdakarnataka.in, while technical assistance is available through the Karnataka Public Procurement Portal.
