BDA Announces e-Auction of Three Large Commercial Bulk Land Parcels From Dec 1

The Bangalore Development Authority (BDA) has announced the e-auction of 3 major commercial bulk-land parcels located in Konadasapura, near Whitefield–Hosakote Road. The e-auction process will begin on December 1, 2025, with live bidding scheduled from December 17 and final bid closure on December 18 at 5 pm.

The sites — spread across 52 acres, 19.21 acres, and 31.09 acres — are among the largest commercial land offerings announced by the authority in recent years. All three parcels are being auctioned on an “Notification Official” basis, as per BDA’s 1984 rules governing commercial and corner site disposal.

The BDA has fixed a uniform upset price of ₹76,500 per sq. metre, and bidders must adhere to a minimum incremental raise of ₹1,000 per sq. metre.
Interested bidders must register and submit their intent to participate by December 15, 5 pm.

The authority has mandated substantial Earnest Money Deposits (EMDs):

  • ₹25 crore for the 52-acre plot

  • ₹2 crore for the 19.21-acre plot

  • ₹1 crore for the 31.09-acre plot

BDA officials stated that a minimum of two bidders per plot is essential for the auction to proceed. Successful bidders must remit 25% of the bid amount within 72 hours, followed by the remaining 75% within 45 days.

Initial bid prices vary across locations — starting from around ₹62,300 per sq.mtr. to ₹1,72,000 per sq.mtr. depending on location and site category.

Participation Requirements

  • Eligibility: Indian citizens (NRIs can also participate with required documentation).

  • Mandatory Documents:

    • Proof of identity (Voter ID / Driving License / Passport / Aadhaar – attested)

    • PAN card (attested)

    • Signature & photo identity (attested)

  • EMD (Earnest Money Deposit): ₹4,00,000 per site + applicable auction fees (via RTGS/NEFT).

  • Minimum Bid Increment: ₹500 per sq.mtr.

  • Minimum Bid Rule: Bid must exceed base price by at least 10%.

Payment Terms

  • 25% of final bid amount (after deducting EMD) to be paid within 72 hours of auction close.

  • Remaining 75% to be paid within 45 days from receipt of allotment letter.

Important Conditions

  • Properties sold on “AS IS WHERE IS” basis – bidders should inspect locations before bidding.

  • Single-bid entries for any site will be rejected.

  • All disputes subject to Bengaluru court jurisdiction.

  • BDA reserves the right to accept or reject bids without assigning reasons.
