BDA e-Auction March 2026 : 158 Residential & Commercial Sites

The Bangalore Development Authority (BDA) has announced a major e-Auction of 158 Residential and Commercial Corner / Intermediate Sites across prime layouts in Bengaluru. The auction will be conducted strictly in accordance with the BDA Disposal of Corner Sites, Intermediate Sites and Other Auctionable Sites Rules, 1984, and all properties will be offered on an “As Is Where Is” basis.

• Last Date to Express Interest: March 7, 2026 (5:00 PM IST)

• Live Bidding Schedule:

  • Sl. No. 1–52: March 9–10, 2026

  • Sl. No. 53–104: March 10–11, 2026

  • Sl. No. 105–158: March 11–12, 2026

• Bid Closing Time: Up to 5:00 PM (with 5-minute delta time extension)

Prime Layouts Included in the Auction

The auction covers sites in some of Bengaluru’s well-developed and high-demand layouts, including:

• Arkavathy Layout (Sampigehalli, Jakkur, Thanisandra, Venkateshpura, Geddalahalli, K. Narayanapura)

• Banashankari 6th Stage (Sompura, Lingadeeranahalli, Turahalli, Hemmigepura, Ganakallu, Talaghattapura, B.M. Kaval)

• Sir M. Vishweshwaraiah Layout (Ullalu, Ramasandra, Sonnenahalli, Herohalli, Gidadakonenahalli)

• HBR 1st Stage (Kacharakanahalli, Hennur)

• Kumaraswamy 2nd Stage (Govinayakanahalli)

• RMV 2nd Stage Extension (Bhoopasandra)

• East of NGEF, Banasawadi

Initial Bid Prices

The base prices vary depending on location and site category:

• ₹62,300 per sq. mtr (Select Hemmigepura sites)

• ₹69,000 – ₹73,500 per sq. mtr (Banashankari 6th Stage blocks)

• ₹84,000 – ₹96,250 per sq. mtr (Arkavathy & SMV Layout sites)

• ₹1,27,000 – ₹1,71,500 per sq. mtr (HBR Stage, RMV Extension, premium areas)

• ₹1,57,500 per sq. mtr (Matadalli Extension)

• ₹1,40,000 per sq. mtr (East of NGEF, Banasawadi)

The highest initial bid price notified is ₹1,71,500 per sq. mtr for select premium sites.

Earnest Money Deposit (EMD) & Payment Terms

• EMD: ₹4.00 lakh per site

• 25% of total cost (after adjusting EMD) must be paid within 72 hours of receiving the e-Auction advice letter.

• Balance 75% must be paid within 45 days of allotment letter.

• 1% TDS applicable for properties exceeding ₹50 lakh (as per IT Act Sec. 194 IA).

Failure to remit payments within stipulated timelines will result in forfeiture of EMD.

Eligibility & Participation Rules

• Applicant must be a Citizen of India.

• Mandatory documents: Aadhaar / Passport / Voter ID / Driving License (attested), PAN Card, photo & signature upload.

• Joint registration allowed only for spouse, sons, or unmarried daughters.

• Minimum of two bidders per site required.

• Bidders must quote at least 10% above the base price.

BDA has clarified that sites will not be cancelled or substituted after allotment, and bidders must physically verify site conditions before bidding.

• All disputes subject to Bengaluru court jurisdiction only.

• BDA reserves the right to accept or reject any bid without assigning reasons.
