Bengaluru: The Bangalore Development Authority (BDA) has announced a large-scale e-auction of prime commercial sites and shops across multiple locations in the city. The auction process will be conducted online through the Karnataka Public Procurement Portal (KPPP), offering investors and businesses a transparent opportunity to acquire commercial properties in Bengaluru.
The auction includes commercial bulk land parcels as well as ready-to-occupy shops at the BDA Commercial Complex, Banashankari 2nd Stage.

Live bidding begins: February 16, 2026 at 11:00 AM IST
Last date to express interest: February 13, 2026 (5:00 PM IST)
Final bid closing: February 17, 2026 (5:00 PM IST)
Minimum bid increment: Rs 1,000 per sq. mtr
Auction basis: “As is where is”
Eligibility: Only Indian citizens are eligible to participate
The auction is being conducted in accordance with the Bangalore Development Authority’s Disposal of Corner Sites and Commercial Sites Rules, 1984.

Rates per square meter vary by location, starting from Rs 76,000 per sq. mtr and going up to Rs 1,50,000 per sq. mtr, depending on the area and site potential.
EMD for most sites: Rs 1 crore
Special site (CS-1A): Rs 2 crore
EMD and e-auction fees must be paid through the e-procurement portal
Refund of EMD for unsuccessful bidders will be processed within 30 working days

Minimum of two bidders required for a valid auction
Single bidder auctions will be rejected
Any duplication of bidder nicknames will result in rejection
Successful bidders must pay 25% of bid value within 45 days of allotment letter
Balance 75% must be paid as per BDA norms
BDA has strictly warned bidders to avoid middlemen and deal directly with the authority.
In addition to commercial land parcels, BDA is also auctioning ready shops on rent basis at its Banashankari 2nd Stage Commercial Complex.

A total of 15 shops are available, with sizes ranging from 11.88 sq.m to 24.42 sq.m, with base monthly rents between Rs 12,000 to Rs 23,500.

Failure to pay will result in EMD forfeiture
Shops allotted strictly on “as is where is” basis
