Bareilly Development Authority Opens Registration for 128 Plots Across Ramganga & Greater Bareilly Residential Schemes

Bareilly Development Authority (BDA) has officially started the registration process for residential plots under its Ramganga Awas Yojana and Greater Bareilly Awas Yojana (Sector-4). The authority has released 128 plots ranging from 60 sq.m. to 1,250 sq.m. Interested applicants can apply both online and offline until 12 December 2025, while the lottery draw is scheduled for 17 December 2025.

Official Notice

According to officials, the allotment letters are expected to be issued before the end of December 2025, making this one of the fastest-moving residential plot schemes currently offered by BDA.

Eligibility Criteria

The BDA has maintained simple eligibility conditions for applicants:

  1. Applicant (and spouse + minor children) must not own any plot allocated by BDA within its jurisdiction.

  2. Ownership of private-builder plots or self-constructed houses does not disqualify applicants.

  3. Ownership in other cities of Uttar Pradesh is not a restriction.

This makes the scheme accessible to a large number of first-time buyers in Bareilly.

Sectors Covered in This Release

Plots have been released across nearly 20 sectors, including:

  • Brahmaputra Enclave (Gated)

  • Kaveri Enclave (Gated)

  • Alaknanda Enclave (Gated)

Notably:

  • Gated sectors are priced at ₹38,800 per sq.m.

  • Non-gated sectors are priced at ₹35,800 per sq.m.

Sector preference does not exist. For example, if you apply for a 72 sq.m. plot, you can be allotted the same in either Sector-3 or Sector-4—based purely on lottery results.

Cost Structure Explained

1. Basic Price

Plot area × applicable rate (₹35,800 or ₹38,800 per sq.m.)

2. Freehold Charges

  • 12% of the basic price (mandatory)

3. Registration Amount (While Applying)

  • 10% of basic price for General category

  • 5% of basic price for Reserved categories

4. Payment After Allotment

  • Within 30 days of allotment:

    • 15% of basic price

    • 12% of freehold charges

    • Total: 27%

  • Within 60 days of allotment:

    • Remaining 75% of the basic cost

    • Can be financed through bank loan (Bank of Baroda/SBI)

TDS Requirement

For plots above ₹50 lakh, buyer must deduct and deposit 1% TDS with the government before making payment to BDA.

    50 × ₹35,800 = ₹17,90,000

  • Freehold Charges (12%):
    ₹2,14,800

  • Remaining payments follow the 27% + 75% structure mentioned above.

Loan Facility

Applicants opting for Bank of Baroda or SBI can avail loan assistance after allotment. Loans are available for:

  • Down-payment plan

  • Instalment plan (if chosen)

The BDA advises all applicants to personally visit the site before applying. Bareilly’s mapping portal and BDA office can provide the tentative location of available inventory. Since the area is already largely developed, down-payment plan is recommended for faster registry and possession.

Bareilly Development Authority invites demand survey for new township near Pilibhit Bypass

Bareilly:
The Bareilly Development Authority (BDA) has proposed the development of a new residential township near the Bareilly–Pilibhit Bypass, spread across 660.46 acres. The authority has begun accepting applications for its demand survey, which will help determine public interest and housing preferences for the upcoming project.

According to BDA officials, the land rate in the proposed township has been fixed at ₹26,500 per square metre. The master plan includes 30- to 45-metre-wide roads, a large central park, and sector-level shopping complexes at key junctions. The site is strategically located — about 10 minutes from Satellite Chauraha, 18 km from Bareilly railway station, and lies close to the city’s airport.

Officials said the township is designed to offer a clean, pollution-free, and well-planned residential environment, aligned with Bareilly’s expanding urban infrastructure.

The proposed layout includes residential plots of 72 sq.m, 112.5 sq.m, 162 sq.m, and 200 sq.m categories. The demand survey form is currently open for residents who wish to register their interest. Those who participate in the survey will receive priority during the allotment process once the township plan is finalized.

BDA has clarified that applicants who had earlier participated in the “Nathdham Integrated Township” demand survey and deposited the ₹1,000 registration fee will not need to pay again. Their earlier payment will be adjusted against this new township survey, provided they submit proof of the previous payment.

The registration deadline for the demand survey has been extended until October 30, 2025. Interested applicants can fill out the form and pay the registration fee online through the official BDA website — www.bdainfo.org.

BDA officials added that the demand survey will help the authority gauge interest in different plot sizes and amenities, allowing for a better-planned and citizen-centric residential township in the future.

The Bareilly Development Authority (BDA) is set to hold a major auction of over 200 residential and commercial plots across Greater Bareilly, coinciding with the festive period of Dhanteras and Diwali. Interested applicants can submit their applications from October 6th to October 17th, with the auction scheduled for October 18th.

A commercial complex in Sector 2 of Ramganga Nagar will also be part of the auction, highlighting the city’s growing commercial and residential infrastructure.

The auction will also feature office complexes in Sector 2 of the Ramganga Nagar Housing Scheme, residential plots in Brahmaputra Enclave, and vacant residential plots along 18-meter-wide roads.
