The Lucknow Development Authority (LDA) has received an impressive response to the third phase of the Anant Nagar Housing Scheme on Mohan Road, with over 5,600 prospective buyers showing interest to date.

Officials stated that this strong participation reflects the rising demand for organized, well-planned housing projects in the city’s rapidly developing areas. The authority has also reminded applicants that only five days remain to complete the registration formalities.

Registration Closing Soon

The registration window will shut on January 12, 2026. Eligible applicants are required to complete the process online through the official LDA website before the deadline, as an extension is unlikely. Authorities have also urged people not to wait until the final day to register, in order to avoid technical glitches and last-minute congestion.


The Lucknow Development Authority is set to resume online registrations for 1,487 residential plots under its Anantnagar Housing Scheme on Mohan Road, subject to final approval from the property department. The UP RERA–registered plots are targeted at middle- and upper-income buyers and range in size from 112.5 to 450 square metres. Sector-wise, Sector 1 will offer 617 plots, Sector 3 will have 377 plots and Sector 5 will include 493 plots. The plots are spread across multiple colonies, including Akash Khand, Aalekh Khand, Ashish Khand, Aabhas Khand, Alok Khand, Adarsh Khand, Aditya Khand and Aamod Khand. Allotment is expected to be carried out through an online lottery or merit-based process. The move is part of LDA’s broader plan to develop Mohan Road into a key residential corridor and is likely to attract strong buyer interest.

 



LDA Launches Registration for 637 residential plots Anant Nagar Plot Scheme Phase-III in Lucknow

The Lucknow Development Authority (LDA) has officially opened registration for Phase-III of the Anant Nagar Residential Plot Scheme, marking a major New Year offering for homebuyers. The registration process commenced on 20 December 2025 and will remain open until 12 January 2026.

According to LDA officials, registrations for the first two phases have already been completed, receiving applications from nearly 22,000 applicants for 666 plots, out of which 66 plots have already been allotted through an e-lottery process.

Number of Plots and Locations

In Phase-III, registration has been opened for a total of 637 residential plots, distributed as follows:

  • Aakash Khand: 617 plots

  • Adarsh Khand: 20 plots

The Anant Nagar township is being developed along Kakori Road, covering land acquired in Pyarepur and Kalwa Kheda areas of Lucknow.

Plot Size Categories

As per LDA Vice Chairman Prathamesh Kumar, the scheme includes plots in multiple size categories:

  • 450 sq. meters: 41 plots

  • 288 sq. meters: 224 plots

  • 200 sq. meters: 225 plots

  • 162 sq. meters: 90 plots

  • 112.5 sq. meters: 57 plots

Application Fee

  • ₹1,100 (Non-refundable) – includes registration booklet charges

The land rate is expected to remain around ₹4,150 per square meter, the same as in the previous phases.

Registration Process and Fees

Applicants must register online through the official LDA portal. To complete registration:

  • Applicants need to purchase the registration booklet (Panjikaran Pustika) online.

  • A registration amount equal to 5% of the plot cost must be deposited.

  • Plot allotment will be done through an e-lottery system (draw process).

Reservation Details (Applicable Only to UP Domiciles)

  • SC: 21%

  • ST: 2%

  • OBC: 27%

  • MLA/MP/Freedom Fighters: 5%

  • Government & Defence Personnel (50+ age): 5%

  • Employees of Development Authorities & Local Bodies: 2%

  • Ex-Servicemen & Dependents: 3%

  • Senior Citizens (60+ years): 10% (Horizontal)

  • Divyang (Persons with Disabilities): 5% (Horizontal)

Refund & Cancellation Policy

  • Unsuccessful applicants:

    • Refund within 3 months – No interest

    • Refund after 3 months – 4% annual simple interest

  • After allotment cancellation:

    • 20% of registration amount + GST will be deducted

    • Remaining amount refunded without interest

Freehold Charges

  • 12% of plot value (including park/corner/wide road benefits)

  • Payable before registry

  • Not included in the plot price

  • Applicant’s photograph

  • Aadhaar Card

  • PAN Card

  • Scanned signature

  • Valid reservation certificate (not older than 60 days)

  • Affidavit as per LDA format

Eligibility Criteria

  • Minimum age: 18 years

  • Applicant must be an Indian citizen (NRIs can apply)

  • Applicant or family must not own any plot/house developed by LDA, UP Housing Board, Improvement Trusts, Local Bodies, or Cooperative Societies

  • “Family” includes self, spouse, and unmarried children only

This Diwali, the Lucknow Development Authority (LDA) will once again offer citizens a chance to own a plot in its flagship Anant Nagar Housing Scheme located along Mohan Road. The Authority is set to open registrations for the third phase, covering nearly 500 residential plots.

Earlier Phases and Allotments

In the first two phases of the project, LDA allotted around 700 plots through online registration and a lottery-based selection process.

  • Phase 1: 334 plots

  • Phase 2: 332 plots
    Now, the third phase will open for around 500 additional plots, providing fresh opportunities for those who missed earlier rounds.

Project Highlights

Spread across 785 acres, the Anant Nagar township is being developed to accommodate approximately 1.5 lakh residents. LDA Vice-Chairman Prathamesh Kumar stated that the scheme has been designed according to international urban standards with a grid-pattern layout ensuring smooth connectivity and infrastructure.

Key development features include:

  • Wide roads and underground power cabling for uninterrupted electricity supply

  • A dedicated Education City across nearly 100 acres

  • Around 130 acres of green space and parks
