Ajmer Development Authority launches EWS, LIG housing scheme with 202 residential plots

Ajmer:
The Ajmer Development Authority (ADA) has launched a new affordable housing scheme, ‘Shyama Prasad Mukherjee Nagar’, aimed exclusively at Economically Weaker Sections (EWS) and Low Income Group (LIG) families. The scheme, registered under RERA (Reg. No. RAJ/P/2025/4318), offers 202 residential plots through an online lottery system.

OFFICIAL NOTIFICATION

According to officials, applications for the scheme opened on November 27, 2025, and the last date to apply is December 31, 2025. The lottery draw is proposed on January 14, 2026, and will be conducted online to ensure transparency.

Location and layout

The scheme is located at Makupura village in Ajmer, along the Ajmer–Nasirabad main road. The site lies close to key educational institutions such as the Women Engineering College, Polytechnic College and Roadways Workshop, making it strategically suitable for residential development.

ADA officials said the project has been planned as a modern residential colony with a strong focus on planned urban development, environment protection and public amenities.

Plot details

Under the scheme, a total of 202 plots will be allotted:

  • 132 EWS plots, each up to 45 square metres

  • 70 LIG plots, ranging between 45 and 75 square metres

The plot sizes may vary depending on the approved layout and site conditions. Corner plots and certain special-category plots will not be included in the lottery.

Pricing

The reserved base rate for the scheme has been fixed at ₹14,700 per square metre. However, concessional pricing has been offered for eligible applicants:

  • EWS category: 50% of the reserved rate — ₹7,350 per sq m

  • LIG category: 80% of the reserved rate — ₹11,760 per sq m

The registration fee has been set at ₹10,000 for EWS applicants and ₹20,000 for LIG applicants, while the non-refundable application processing fee is ₹1,000.

Eligibility conditions

Only permanent residents of Rajasthan are eligible to apply. Applicants must be 18 years or older on the date of application and should have a valid bank account in India.

Income eligibility will be calculated on the basis of gross annual income for the financial year 2024–25:

  • EWS: Annual income up to ₹3 lakh

  • LIG: Annual income between ₹3,00,001 and ₹6 lakh

Income of spouse and dependent family members will also be considered for determining eligibility.

Reservation

Reservations have been provided as per Rajasthan Urban Development (Disposal of Urban Land) Rules, 1974, for categories including:

  • State and central government employees

  • Defence personnel, ex-servicemen and their families

  • Scheduled Castes and Scheduled Tribes

  • Persons with disabilities

  • Accredited journalists

  • Destitute and landless single women

  • Transgender persons

ADA clarified that an applicant can apply under only one income category and one reservation category. Multiple applications will lead to cancellation.

Facilities and infrastructure

The approved layout includes provisions for roads, green buffers, water bodies, playgrounds, schools, temples, community facilities and open spaces. Treated drinking water will be supplied from the Bisalpur project, and the colony will have planned drainage, sewerage and electricity infrastructure.

Officials said the scheme also includes earmarked land for future planning and public utilities.

Application process

Applications must be submitted online only, along with self-attested copies of Aadhaar card, PAN card, domicile certificate, income certificate and category-related documents, wherever applicable. All payments are to be made digitally through net banking, UPI, debit or credit cards.

After allotment, successful applicants will have to deposit the remaining amount within the stipulated timeline. Failure to do so may result in cancellation of allotment.

Construction timeline

Allotted plots will be given on a 99-year lease basis. Allottees must construct a residential unit within seven years from the date of possession, failing which the allotment may be cancelled as per rules.

ADA officials said the scheme is expected to provide a significant boost to affordable housing in Ajmer, while ensuring planned and regulated urban expansion.




The Ajmer Development Authority (ADA) has announced a new affordable housing scheme titled Shyama Prasad Mukherjee Nagar at Makhupura, aimed exclusively at applicants from the Economically Weaker Section (EWS) and Low-Income Group (LIG). Under the project, 288 residential plots have been made available through an e-lottery system.

Located along National Highway 79 near Makhupura on Ajmer–Nasirabad Road, the project promises improved accessibility. It is situated around 10 km from Ajmer railway station/bus stand and nearly 2 km from Arjunlal Sethi Nagar housing locality.

Applications for the scheme begin on November 27, 2025, and will remain open till December 31, 2025. The allotment lottery is tentatively scheduled for January 14, 2026.

Ajmer Development Authority to Auction 223 Residential & Commercial Plots from November 20 to 29

The Ajmer Development Authority (ADA) has announced its biggest-ever e-auction, scheduled from November 20 to November 29, offering 223 residential and commercial plots across multiple city development schemes.

The reserve prices for all plots have been finalized and the complete auction schedule has been released.

Under the e-auction terms, buyers will get 180 days to make the full payment. Those who complete the full payment within 15 days will receive a 2% rebate.

The Ajmer Development Authority (ADA) has announced an extensive e-auction campaign for 116 residential and commercial plots across various schemes from August 6 to September 3, 2025. Additionally, the authority has extended the application deadline for the Atal Awas Yojana until August 12, providing prospective homeowners more time to apply.


E-Auction Highlights

As part of the auction drive, ADA will offer a total of 116 plots, including:

  • Residential plots:

    • 22 in Chandravardai Nagar

    • 22 in Prithviraj Nagar

    • 21 in Maharana Pratap Nagar

    • 3 in Haribhau Upadhyay Nagar Main Scheme

  • Commercial plots:

    • 35 in Transport Nagar (highest in number)

  • Mixed category (residential/commercial):

    • 4 in Haribhau Upadhyay Nagar

    • 4 in Bakra Mandi

    • 1 in Prithviraj Nagar

    • 2 shops in Indira Complex

    • 2 resort plots in Suratkund, Pushkar

Participants bidding the highest for any of the above plots will be eligible for a 2% rebate on the total amount if the full payment is made within 15 days of allotment. Alternatively, buyers will be granted up to 180 days to complete the payment without availing the rebate.


Atal Awas Yojana – Chachiawas Plots

Under the Atal Awas Yojana, ADA is offering 191 general-category plots out of a total of 270 at Chachiawas, with online applications now open until August 12 (previously July 31). The allotment will be conducted through a lottery system, and applications are being accepted only via the official ADA website: http://ada.rajasthan.gov.in

  • 5.72%: EWS & AIG categories

  • 5.33%: Commercial use

  • 5.03%: Parks/Open space

  • 18,606.51 sq. m: Roads (~1.5 km in length)

  • 6,770 sq. m: Community facilities

  • 157.65 sq. m: Mobile tower installation

  • 100 sq. m: Solid waste management

  • 25,785.44 sq. m: Miscellaneous reserved space
