All times are Indian Standard Time. The stated areas and EMDs are taken from the supplied AMC tender notice. The reserve rates are minimum rates per square metre, not the total plot purchase prices.
The largest plot in the auction is located at Hanspura, TP Scheme No. 109, Final Plot No. 96 , behind Ashirvad Dev and opposite Naroda Sky. The advertised area is 41,843 square metres, with a minimum reserve rate of ₹71,000 per square metre.
The required EMD is ₹2,97,08,530. The auction is scheduled for October 15 from 10.30 AM to 11 AM.
The notice lists the plot in Residential Zone 1, with a reference base FSI of 1.8 and a chargeable FSI of 0.9. The permissible building height is subject to Airport Authority of India NOC requirements, as stated in the planning table.

The EMD is ₹1,42,19,520. Bidding is scheduled for October 15 from 11.30 AM to noon.
Bidders should pay particular attention to the development and land-use provisions in the full tender. The reference planning table lists Residential Zone 3 and identifies chargeable FSI for EDU1 and EDU2 uses only. This appears to require clarification against the advertisement's commercial-use classification. The advertised use should not be treated as confirmation that every commercial activity or development is permitted.
The second Ambali plot is located at TP Scheme No. 215, FP No. 121 , opposite Sanklap Gwala and near Serene Elegancy. Its advertised area is 6,941 square metres, and the reserve rate is ₹1,65,000 per square metre.
The EMD is ₹1,14,52,650. The auction will take place on October 15 from 12.30 PM to 1 PM.
The planning reference mentions Residential Zone 3 and provisions relating to the Residential Affordable Housing Zone. Bidders should verify the applicable land-use conditions, development permissions and FSI requirements before making an offer.
Located near Shell petrol pump and opposite Rajput Samaj Bhavan on Gota-Ognaj Road, Gota FP No. 263 has an advertised area of 5,038 square metres.
The minimum reserve rate is ₹2,10,000 per square metre, the highest rate among the nine plots. The EMD is ₹1,05,79,800, and the auction is scheduled for October 15 from 2 PM to 2.30 PM.
An important condition concerns the area available for possession. The tender states that 31.73 square metres are not in possession . Although the premium is payable on the full advertised area of 5,038 square metres, possession will be handed over for a net area of 5,006.27 square metres, according to the document. The notice also refers to a city planning circular concerning FSI at the time of development permission.
Bidders should examine these conditions carefully before calculating the effective land cost.
The first Sola commercial plot is behind Empire Skypark and Shivon 37 on Astha Palace Road. It measures 4,782 square metres, with a reserve rate of ₹1,60,000 per square metre.
The EMD is ₹76,51,200. The auction is scheduled for October 15 from 3 PM to 3.30 PM.
The planning reference lists Residential Zone 2, with a base FSI of 1.2 and chargeable FSI of 0.6. Bidders should confirm the permitted development and commercial-use conditions with AMC before proceeding.
The second Sola plot is opposite Suyojan Apartments and near Shivon 37 on Astha Palace Road. Its area is 1,706 square metres, the smallest among the nine advertised plots.
The reserve rate is ₹1,70,000 per square metre, and the EMD is ₹29,00,200. The auction will take place on October 16 from 10.30 AM to 11 AM.
The reference planning table lists Residential Zone 2, with a base FSI of 1.2 and chargeable FSI of 0.6. Prospective buyers should verify the permitted use and development conditions.
The residential plot at Gota, TP Scheme No. 33, FP No. 135 , is opposite Aditya Oriana and near Aaryan Crystal. The advertised area is 3,221 square metres, and the minimum reserve rate is ₹1,30,000 per square metre.
The EMD is ₹41,87,300. The auction is scheduled for October 16 from 11.30 AM to noon.
AMC's reference planning table lists Residential Zone 1, a base FSI of 1.8 and chargeable FSI of 0.9. The applicable building regulations and permissions will govern actual development.
The Jagatpur plot, TP Scheme No. 34, FP Nos. 84 and 85 , is opposite Ganesh Genesis near Jagatpur Cross Road, Gota. Its combined advertised area is 7,078 square metres.
The reserve rate is ₹1,85,000 per square metre, and the EMD is ₹1,30,94,300. The auction is scheduled for October 16 from 12.30 PM to 1 PM.
The planning reference lists Residential Zone 1, with a base FSI of 1.8 and chargeable FSI of 0.9. It also refers to a tall-building height category. Prospective bidders must verify the permissible use, building height, FSI and applicable approvals instead of relying solely on the auction's commercial-use label.
The final plot is at Ranip, TP Scheme No. 66, FP No. 257 , opposite Kshitij Restaurant and near Ratnadeep Flora. The advertised area is 5,511 square metres.
The minimum reserve rate is ₹1,31,000 per square metre, and the EMD is ₹72,19,410. The auction is scheduled for October 16 from 2 PM to 2.30 PM.
The reference planning table lists Residential Zone 1, with a base FSI of 1.8 and chargeable FSI of 0.9. Bidders should confirm the development permissions and applicable use conditions with AMC.
The reserve rate is quoted per square metre. To estimate the minimum land consideration, multiply the advertised plot area by its reserve rate.
Based on the nine published areas and rates, the indicative reserve-value calculations are:
Hanspura residential plot: approximately ₹297.09 crore
Ambali commercial plot: approximately ₹142.20 crore
Ambali residential plot: approximately ₹114.53 crore
Gota commercial plot, FP 263: approximately ₹105.80 crore
Sola commercial plot, FP 273/1: approximately ₹76.51 crore
Sola commercial plot, FP 273/2: approximately ₹29.00 crore
Gota residential plot, FP 135: approximately ₹41.87 crore
Jagatpur commercial plot: approximately ₹130.94 crore
Ranip commercial plot: approximately ₹72.19 crore
These figures are calculated from the tender's published area and reserve rate and are rounded to two decimal places. They are not separately quoted total prices in the notice. The final accepted bid may be higher, and taxes, stamp duty, registration charges, GST where applicable, development costs and other charges may increase the total outlay.
AMC requires bidders to complete registration, pay the tender fee and EMD, and submit an online sealed-bid offer within the specified deadlines.
The tender describes the following process:
Visit the official nProcure e-auction portal and complete bidder registration.
Select the individual plot for which you intend to bid.
Pay the ₹10,000 non-refundable tender fee for each plot and the corresponding EMD through the prescribed online process.
Upload the mandatory documents and complete the required registration formalities.
Submit the online sealed-bid offer by October 14, 2026, at 11.59 PM.
Participate in the plot-specific live e-auction on the date and at the time stated in the schedule.
A separate bid is required for each plot. Each offer must have its own tender fee and EMD. The tender states that failure to submit the online sealed-bid offer after registration can result in EMD forfeiture.
The notice also states that the live auction starts from the maximum sealed-bid offer and that subsequent bids must exceed the applicable amount. The minimum increment is ₹1,000 per square metre.
If a higher bid is received during the final five minutes of a session, the auction closing time is extended by another five minutes. The extension can repeat whenever a qualifying bid is received during an extended closing period.
The EMD is separate from the tender fee. According to the tender, unsuccessful bidders receive their EMD without interest, subject to the stated conditions and timelines. Transfer charges are borne by the bidder.
For the preferred bidder, the EMD is adjusted against the payment of the balance consideration. The tender specifies the following payment schedule:
First instalment: 10% of the total consideration, excluding the EMD, within 10 days of the Letter of Intimation (LOI).
Balance payment: The remaining 90% of the total consideration, including adjustment of the EMD, within 90 days of the LOI.
The tender allows the competent authority to extend the payment deadline, where sufficient reasons are accepted, up to a maximum of 270 days, subject to interest of 1% per month on the balance amount.
Failure to meet the payment schedule or other specified obligations may lead to forfeiture of amounts already paid. Bidders should read the complete tender and sale conditions before committing funds.
The tender lists the following mandatory documents for registration:
Completed and signed Annexure A bid form.
Completed and signed Annexure B terms-and-conditions document.
Certified residence-address proof, such as an electricity bill, telephone bill or municipal property-tax bill. Companies and organisations must provide the applicable office-address proof.
Certified copy of the applicant's PAN card.
Business-constitution documents appropriate to the applicant's legal status.
Self-declaration in the prescribed format for individuals and other applicable categories.
Additional documents may include GST registration, professional-tax registration or other business registration, income-tax returns for the previous three years where applicable, company incorporation documents, constitutional documents, partnership deeds, relevant authorisations and Power of Attorney documents.
Foreign applicants may be required to submit passport, identity and residence documents with certified English translations and other authentication required by the tender.
The notice asks the preferred bidder to submit the required original documents within seven days after completion of the e-auction. Applicants should verify the exact document checklist applicable to their category.
Site inspection: AMC encourages bidders to visit the plots and independently examine access, surroundings, site conditions, connectivity and other relevant factors at their own expense.
Land-use and development permissions: The permitted use, FSI and building height must be verified against applicable regulations and approvals. The reference planning table is not a substitute for a development permission or a definitive confirmation of the use allowed.
Construction deadline: The sale conditions require construction in accordance with the approved plan and applicable regulations within two years of possession. The tender provides for a possible extension of up to four additional years in special circumstances, subject to AMC's decision and conditions.
Sale deed and registration: The successful bidder is responsible for applicable stamp duty, registration fees, legal costs and other charges associated with execution and registration of the sale deed.
Taxes and other expenses: Applicable taxes, GST where relevant, service charges, utility connections, development expenses and other statutory charges are to be borne by the purchaser as specified in the tender.
AMC's discretion: The corporation reserves the right to amend or cancel the auction, reject bids and verify documents in accordance with the tender conditions.
Disputes: The tender specifies Ahmedabad, Gujarat, as the jurisdiction for disputes relating to the auction process.
