Item No.1 Property: Gift Settlement Deed dated 30.04.2019 (doc.no.920/2019): All that piece and parcel of land in Namakkal District, Namakkal Registration District, Velagoundampatty Sub-Registration District, Tiruchengode Taluk, Periyamanali Village, Survey No. 359/2 Punja Hect. 03.59.00, i.e.. Acre8.87, Cess/Assessment Rs.11.09, in this Part of Land having the boundaries as under, south of: Land of Mrs. M. Jayanthi, West of: 13 feet wide, South-North common street, East of: Property of Lakshmi, North of Land of Ravikumar and Shanthi. In between the above, the linear measurments; East-West on Northern side: 46 feet, East-West on southern side: 44 feet, South-North on Western side: 27% feet, south-North on Eastern Side: 29% feet. Thus, admesuring 1282 % Sq.feet (119.15 Sq.mtrs) of land, along with the rights to use and/ or take cattle, cart and vehicle through the layout roads/pathways left therein and all other pathway rights and easement rights as prescribed in title/Gift Settlement Deed dated 30.04.2019 (Doc. No.920/2019) and its parent title deeds.
Item No.2 Property: Sale Deed Dated 21.01.2019 (Doc.No. 275/2019): All that piece and parcel of land in Namakkal District, Namakkal Registration district, Velagoundampatty Sub-Registraion District, Tiruchengode Taluk, Periyamanali Village, Survey No.359/2 Punja Hect. 03059.00, le., Acre8.87, cess/Assessment Rs. 11.09, in this Part of Land having the boundaries as unde; East of (Title Holder) Mrs.B.Gomathi, West of: 13 feet wide, South-North Common Street, North of: Land of Bakkiyaraj, South of: land(Acre 0.21%) of Perumal. In between the above, the linear measurments; East-West on Northern side: 48 feet, East-West on Southern Side: 46 feet, south - North on Eastern Side: 28% feet, South-North on Western Site: 26% feet. Thus, admeasuring 1292 % Sq. Ft of land along with the rights to use and/or take cattle, cart and vehicle through the layout roads/pathway left therein and all other pathway rights and easement rights as prescribed in title/ sale deed dated 21.01.2019 (doc.No. 275/2019)and its parent title deeds. Thus, aggregating to the extent of (1282+1292%)=2575 Sq.ft of land and the property situtated within the limits of periyamanali village panchayat and Elachipalayam Panchayat Union. Note: As per Parent title deeds (docs. Nos. 2132/1999 & 1407/2008) the total extent of property is 2351 Sq. Ft only. But on sub-sequent documents executed by the parties in respect of aforesaid same properties into two pieces of land admeasuring 1282 sq.ft respectively. aggregating to 2575 sq.ft of land. Thus, as per title deeds(2575-2351) = 224 Sq. feet of land was excess from the parent documents. The title holder produced joint patta No. 1184. Hence, the title holder total extent of land is in actual possession and enjoyment may be confirmed with the Engineers Valuation Report. (As per site the extent is 2319 Sq.ft.
