Introduction

Managing property records in Bengaluru has long been a cumbersome process, involving paperwork, delays, and risks of fraud. To simplify and digitise this, the Karnataka government and BBMP (Bruhat Bengaluru Mahanagara Palike) launched the e-Khata project on October 1, 2024, starting with Bengaluru.

The e-Khata brings property ownership, tax, and transaction records onto a single digital platform. It aims to:

What is e-Khata?

e-Khata is the digital version of a property’s Khata certificate, issued online through BBMP’s E-Aasthi system. It allows property owners to:

  • Verify ownership records

  • Pay property tax online

  • Access and download property details anytime

  • Obtain legally valid digital certificates

Eligibility Criteria

Documents Required

For BDA Allotted Sites/Flats:

For BDA Approved Private Layouts/Apartments:

  • Layout/apartment approval order

  • Sale deed / gift deed / partition deed

  • Latest tax receipt & electricity bill

  • Aadhaar or valid ID proof


How to Apply for e-Khata Online

  1. Visit Sevasindhu Karnataka

  2. Go to Departments & Services → Bangalore Development Authority → New e-Khata Application

  3. Register with Aadhaar and personal details

  4. Upload required documents and e-sign the form

  5. Submit the application and pay service fee (if applicable)

  6. Get acknowledgment → Certificate delivered in 15 days (usually 2–10 days)

  • Mandatory: e-Khata is required for all property registrations since October 2024.
